Property management service center is a functional department under the Group.

The main responsibilities are as follows:

1. Maintenance and maintenance of houses and public facilities in residential areas and commercial buildings;

8. Be responsible for the storage and use of fire-fighting equipment, the management of inflammable and explosive articles in residential areas and commercial buildings, and the fire-fighting publicity;

9. Manage the driving and parking of vehicles entering and leaving the community in an orderly manner;

Xiaoyi city Property Management Service Center is not a state-owned enterprise. It is a public institution. Institutions are not state-owned enterprises. The Property Management Service Center is a self-supporting institution with independent legal personality under the Real Estate Administration. Public institutions are social service organizations organized by state organs, which aim at social welfare and use state-owned assets to engage in education, science and technology, culture, health and other activities.

To sum up, responsible for the preliminary examination of the qualification of property management enterprises in the city; Responsible for the assessment and evaluation of the community service level of the city's property management, and cooperate with the price department to approve the charging standards; Audit management of the collection and use of facilities and equipment maintenance funds in the whole city's property.

Legal basis:

"Property Management Regulations" stipulates that property service enterprises shall provide corresponding services in accordance with the provisions of the property service contract.

The realty service enterprise fails to perform the realty service contract, causing personal and property safety damage to the owner, and shall bear corresponding legal responsibilities according to law.

Article 36

When undertaking the property, the realty service enterprise shall go through the formalities of property acceptance with the owners' committee.

The owners' committee shall hand over the information specified in the first paragraph of Article 29 of these regulations to the realty service enterprise.
