What should the property management committee do if it wants to terminate the contract property before the property contract expires?

Before the property contract expires, the property management committee will terminate the contract in the following ways:

1. First of all, you need to read the terms and termination clauses of the property contract carefully. A contract may include terms such as conditions for early termination of the contract, notice period, liability for breach of contract, etc.

2. The industry committee may negotiate with the property company on the ways and conditions for terminating the contract. Both parties can negotiate and reach an agreement on the termination of the contract, timetable, possible compensation for breach of contract, etc.

3. If the termination of the contract cannot be resolved through consultation, the industry committee may need to seek legal basis;

4. If the committee decides to terminate the contract, they need to consider finding an alternative property management company or solution. This may require bidding or selecting suitable candidate companies to ensure the continuity and smooth transition of property services.

The following matters shall be decided by the Owner * * *:

1, formulate and modify the rules of procedure of the owners' meeting;

5. Raise and use maintenance funds for houses and their ancillary facilities;

6, the renovation of buildings and their ancillary facilities;

7. Other major matters related to the ownership and management right of * * *.

To sum up, the owners' committee terminates the contract in advance for just reasons, and there is no need to compensate the property company for its losses. Otherwise, if the owners' committee terminates the contract without justifiable reasons before the termination of the contract, it shall bear the liability for contracting fault.
