1. Property fees include:

1, labor cost. Manage the salary, social insurance and welfare expenses of service personnel as required;

2, the daily operation and maintenance costs of * * * parts of the property and * * * facilities and equipment;

3, the property management area greening maintenance costs;

4, property management area cleaning costs;

5, property management regional order maintenance costs;

6. Office expenses;

7. Depreciation expenses of fixed assets of property management enterprises;

8. Part of the property, facilities, equipment and public liability insurance fees;

9. Other expenses agreed by the owner. Property service fee is the operating cost of property enterprises, which has included the corresponding residential sanitation and cleaning costs.

Two, the parking management fee mainly refers to the parking space cleaning fee and the salary of vehicle management personnel. Therefore, property fees and parking space management fees are two different fees. Article 40 of the Regulations on Property Management shall follow the principles of reasonableness, openness, and adaptation of fees and service levels, and distinguish the nature and characteristics of different properties. Owners and property service enterprises shall, in accordance with the measures for charging property services formulated by the competent price department of the State Council in conjunction with the competent construction administrative department of the State Council, stipulate in the property service contract.

Legal basis: Article 938 of the Civil Code of People's Republic of China (PRC) generally includes terms such as service items, service quality, service fee standards and collection methods, use of maintenance funds, management and use of service places, service term and service handover.

The public service commitment made by the property service provider in favor of the owner is an integral part of the property service contract.

The realty service contract shall be in written form.
