The landlord can leave a spare key after the tenant agrees, otherwise it won't work. The landlord's method of renting out and leaving a spare key

Renting a house is not a buying and selling relationship, nor a buying and selling behavior. It is only the right to use the house, not the right to ownership and disposal. It is necessary for the landlord to leave the key.

Sealing with envelopes is feasible and safe;

When signing the contract, the spare key is sealed with an envelope, and the tenant signs the front and back of the envelope and takes photos. Both parties should keep the photos and print them out. The landlord carefully wrapped the envelope and kept it so as not to be damaged.

At least two residents or neighborhood police should be present before opening the key in an emergency. Call the tenant and send a message. Please take photos of the front and back of the envelope before opening it for use.

Matters needing attention in signing lease contract

1. Ask the landlord to issue the original and one copy of the real estate license and the landlord's ID card, and sign the contract after verification. When signing the Lease Contract, the lease term and specific address shall be clearly stated, and the specific address shall be consistent with the real estate license.

2. Write clearly the indoor facilities in the contract, including furniture and household appliances. If decoration is needed, it should also be indicated in the contract to avoid unnecessary disputes when renting in the future. Clearly write out who will pay for utilities, broadband network fees, property fees, cable TV closed-circuit fees, etc.

3. After indicating the terms of the rent, indicate "During the lease term, Party B shall not charge any extra fees in any name". It should also be noted that if the landlord entrusts his relatives or friends to help him rent a house, the landlord needs to sign the contract in person if possible. Otherwise, their relatives or friends are required to issue a "power of attorney", in which the name, ID number and work unit of the client and agent are stated. It also says, "I specially entrust the above agent to handle the relevant lease matters for me and sign the relevant documents."

If the lessor is not the landlord, be sure to sign the lease contract. The signed lease contract must be approved by the landlord, and the lease term cannot exceed the original lease contract. If there are additional conditions, such as safety and environmental factors, after consultation with the landlord, try to write in the additional conditions of the contract. It must be noted that the deposit is best paid after signing the contract and writing the additional conditions.
