What is the charging standard of property fees?

The charging standards for property fees are as follows:

1. Property service charges include contract system or gratuity system.

2. The contract responsibility system refers to the surplus or loss of property fees charged by the property company to the owners, which shall be shared or borne by the property company;

3. The contract gratuity system means that the property company collects the property operation funds from the owner in advance, and the property company withdraws the contract gratuity according to the contract, and the balance or insufficient part of the funds shall be enjoyed or borne by the owner;

4. The owner shall pay the property fee on time, which includes the following specific contents:

(1) cleaning and sanitation expenses of the community;

(2) the cost of greening and maintenance of the community;

(3) the cost of maintaining order in the community;

(4) Wages, social security and welfare expenses of the management service personnel of the property company;

(five) the daily operation and maintenance costs of the parts, facilities and equipment used by the property;

(6) Office expenses of the property company;

(7) Depreciation of fixed assets in property management;

(8) Other expenses agreed by the owner.

Owners who do not pay property fees shall be dealt with in the following ways:

1. If the owner does not pay the property fee, he can negotiate first;

2. If negotiation fails, and the owner violates the agreement and fails to pay the property fee, the property service provider may urge him to pay it within a reasonable period of time;

3. If the payment is not made within a reasonable period, the property service provider may bring a lawsuit or apply for arbitration;

4. Property service providers shall not stop power supply, water supply, heat supply and gas supply to urge the payment of property fees.

To sum up, the owner should pay the property fee on time, and the property management company should provide corresponding services for the owner to ensure the safety and life of the owner. For irresponsible property companies, the owners can complain to the relevant departments.

Property service charges should follow the principles of rationality, openness and adaptability between fees and service levels, and distinguish the nature and characteristics of different properties. The owners and the realty service enterprise shall, according to the charging standards for realty service formulated by the competent price department of the State Council in conjunction with the administrative department of construction of the State Council, stipulate in the realty service contract.
