Property and industry Committee are in contractual relationship.

The main responsibilities of the property management company are:

1, to assist the security work in the property management area;

2. Maintain water supply, power supply, gas supply, heating, communication, cable TV, etc. In the community;

3. Manage vehicles and personnel entering and leaving the community;

4. Clean and maintain the environmental sanitation and public facilities in the community.

The main responsibilities of the owners' committee are as follows:

1, implement the decisions and resolutions of the owners' meeting;

2, convene a meeting of the owners' congress, report the implementation of property management;

3. Sign a realty service contract with the realty service enterprise selected by the owners' congress;

4, timely understand the opinions and suggestions of the owners, property users, supervise and assist the realty service enterprise to perform the realty service contract;

5. Supervise the implementation of management regulations;

6. Urge the owners to pay property service fees and other related expenses;

7, organize and supervise the collection and use of special maintenance funds;

8. Mediation of disputes arising from the use, maintenance and management of property between owners;

9. Other functions entrusted by the owners' meeting.

Legal basis: Article 24 of the Regulations on Property Management.

The state encourages construction units to select and employ property service enterprises through bidding in accordance with the principle of separating real estate development from property management. The construction unit of residential property shall select the realty service enterprise through bidding; If the number of bidders is less than three or the residential scale is small, with the approval of the real estate administrative department of the district or county people's government where the property is located, the property service enterprise may be selected by agreement.
