Provisions on the administration of property houses

Legal analysis: the construction unit should allocate property management rooms according to the standard of 2/1000 to 3/1000 of the total construction area of the property; For property projects with an area of less than 30,000 square meters, the construction area of the property management room shall not be less than 120 square meters. Property management houses should be houses with water, electricity, lighting, ventilation and other infrastructure above the ground. Basement, garage (shed), stairwell, garbage room, power distribution room, equipment room, overhead floor, public hall, aisle, civil air defense works and houses with a height of less than 2.2 meters shall not be used as property management rooms. _ The office space of the owners' committee is arranged from the property management space, with a construction area of not less than 20 square meters. _ The construction unit shall incorporate the property management house into the overall planning of the construction project, and design, construct and deliver it synchronously with the construction project. The competent department of urban and rural planning shall incorporate the location and area of property management houses into the detailed planning of construction projects or the review of the design scheme of construction projects.

Legal basis: Article 38 of the Regulations on Property Management The ownership of property management houses belongs to the owners according to law. Without the consent of the owners' meeting, the property management enterprise shall not change the use of the property management house.
