Party A and Party B have reached the following agreement on the lease of this store through friendly negotiation:

Article 1 Party B voluntarily leases Party A's store in _ _ _ _ _ _ _ _.

Article 2 The lease term is years, and the lease term is from year to year.

Article 3 Rent, security deposit and rent delivery period:

Total monthly rent of the store: the total rent in the first month is RMB: ten thousand yuan only (RMB/month); The rent for the second year is RMB one hundred Yuan only (RMB month), and the rent for the third year is RMB one hundred Yuan only (RMB month).

The above rent is tax-free. If the relevant departments need to go through the rental procedures, all the taxes payable (i.e. the taxes for issuing invoices) shall be paid by Party B, but Party A shall assist Party B to go through the relevant procedures.

Lease period: pay the monthly rent before 10 every month. (and must be in RMB cash)

4. Security deposit: On the date of signing this contract, Party B shall pay Party A RMB as performance security deposit.

Article 4 The relevant expenses such as utilities, property management fees and cable TV antenna usage fees incurred after the delivery of the store shall be paid by Party B, which has nothing to do with Party A ... If Party A is claimed by the relevant department (company) for late payment or penalty due to non-payment, Party A has the right to deduct it from the security deposit paid by Party B and ask Party B to make up the insufficient security deposit.

Article 5 During the lease term, Party B shall not sublease the store. If Party B really needs to sublet, it must be agreed by Party A through consultation. If Party B sublets the house to others without Party A's consent, Party A has the right to unilaterally announce the termination of the contract.

And have the right to take back the house and rent it to others. The deposit paid by Party B (i.e. as liquidated damages) will not be refunded. When the lease expires, under the same conditions, Party B has the priority to renew the lease. If either party needs to terminate this contract in advance, it shall notify the other party one month in advance, and the defaulting party shall pay the other party two months' rent as liquidated damages.

Article 6 Responsibilities of both parties:

(1) Party A's responsibilities:

1. Party A shall deliver the store to Party B for use on.

2. Party A shall ensure that the water, electricity, drainage and sewage pipes are unblocked when the store is delivered for use.

3. Upon the expiration of the contract, Party B shall return the house on the lease expiration date, and return the deposit paid by Party B within ten days after Party A accepts that the store has no equipment damage and has not paid utilities and property management fees.

(II) Party B's responsibilities:

1. Party B shall pay the rent on time.

2. During the lease period, Party B shall pay utilities and property management fees on time.

3. During the lease period, Party B shall consciously abide by relevant laws, regulations and property management regulations, cherish and correctly use the store and its internal facilities, and shall not change the structure and use of the store without authorization. If Party B carries out activities in violation of relevant regulations or beyond its business scope, all consequences arising therefrom shall be borne by Party B. Party A may terminate this contract for this reason, and the deposit received shall not be refunded, and shall have the right to recover all losses caused thereby.

4. In order to ensure the safety of electricity consumption, Party B shall not connect wires privately, and shall not use high-power appliances such as electric furnaces (the power of a single appliance is above 1500 watts, except air conditioners and refrigerators); If you need to use it, you must report to the power supply department to increase the power load, and you can use it after approval and payment of the capacity increase fee.

5. Party B shall not decorate the store without authorization; If decoration is needed, it shall be approved by Party A, and the structural part of the store shall not be changed.

Article 7 Liability for breach of contract:

(1) Party A's responsibilities:

1. If Party A fails to comply with the provisions of Item 1, Paragraph 1 of Article 6 of this Contract, the time limit for Party B to pay the deposit shall be postponed; If the store cannot be delivered for use after fifteen days, Party B has the right to declare this contract invalid, and Party A shall unconditionally return the deposit to Party B. ..

2. If Party A fails to comply with the provisions of Item 3, Paragraph 1 of Article 6 of this Contract, Party B has the right to charge Party A a late fee of 3‰ of the deposit every day.

(II) Party B's responsibilities:

1. If Party B defaults on the rent, it shall pay a late fee of 3‰ of the rent payable every day; If the rent is overdue for one month, Party A has the right to unilaterally terminate the contract, take back the store and refuse to return the deposit.

2. If the leased store and supporting facilities are damaged or broken down due to all unnatural factors, Party B shall be solely responsible for the maintenance before checking out, otherwise Party A will take Party B's deposit as the maintenance fee, and after the maintenance project is completed, the deposit will be refunded more and replenished less.

3. If Party B violates points 3, 4 and 5 of Paragraph 2 of Article 6 of this Contract, all consequences and losses caused thereby shall be borne by Party B. ..

Article 9 This contract shall come into effect as of the date when Party B pays the deposit after both parties sign and seal it. If there are any outstanding matters, Party A and Party B shall settle them through friendly negotiation.

Article 10 This contract is made in duplicate, each party holds one copy, which has the same legal effect.
