The calculation of the pool area of commercial housing mainly depends on the pool coefficient of each building, and the pool area is multiplied by the interior construction area of the house. Generally, the allocation coefficient of houses below 7 floors is 7%- 12%, while that of high-rise buildings (12-33 floors) is 14%-24%, and that of villas is even lower, only 1%-8%. The pool includes lobby, hall, stairwell, corridor, aisle, water pump room, elevator shaft and other places.

Article 11 of the Calculation Rules for Allocation of Commercial Housing Sales Area and Public Building Area: The allocation of public building area is calculated by multiplying the construction area in each set (unit) by the allocation coefficient of public building area, and the public building area that the buyer should reasonably share is obtained. Apportionable public building area includes: lobby, public hall, corridor, aisle, public toilet, elevator lobby, stairwell, elevator shaft, elevator machine room, garbage chute, pipeline shaft, fire control room, water pump room, water tank room, freezing room, fire escape, transformer (distribution) room and gas surge chamber. Half of the horizontal projection area of partition wall and external wall (including gables) between suite and public building space.
