According to the survey data, 80% of the property employees are engaged in operating positions, that is, front-line operators of enterprises, of which order maintenance personnel account for 40%. There are less than 20% managers and too many grass-roots operators, reflecting that the industry is in the primary development stage. 67% of managers don't have intermediate titles or above, 90% of operators don't have intermediate mechanic certificates, and the proportion of secondary school or below is almost the same as that of front-line operators (about 84%), so it is urgent to improve the educational level of employees.

According to the analysis of the Property Association, as can be seen from the above data, property services are still labor-intensive industries, with fewer management positions and more operation positions among employees. The large proportion of grass-roots personnel makes the industry significantly affected by labor costs, reflecting the current situation that the industry is in the primary development stage; Weak technical force means that a large number of facilities and equipment maintenance work involving technical level needs to be completed by outsourcing professional companies, and at the same time, the technical guidance and supervision of outsourcing units by enterprises are not in place.

With the rapid expansion of the scale of property management, the relationship between supply and demand of professionals has been seriously unbalanced, and the situation of changing careers has gradually spread from top managers to grass-roots operators, and the problems of shortage of maintenance personnel and order maintenance personnel and high mobility have become prominent.

According to the analysis of insiders, there are still some difficulties and problems in talent training in the industry, such as relatively lagging talent training, lack of supervision in the training market, uneven development in various regions, misunderstanding of training by enterprises, and unsatisfactory training results. These problems need to be solved by further introducing relevant laws, strengthening market supervision, establishing correct understanding and improving training quality.

There is a high demand for professional talents, and it is hoped that colleges and universities will actively participate in cultivating talents.

According to industry analysis, the future property management industry may be subdivided into three types, one is labor-intensive, such as cleaning companies; Second, skill-intensive, such as equipment maintenance companies; Third, knowledge-intensive, such as property management companies or property management consulting companies. In terms of professional structure, with the rise of intelligent property, green property, environmental protection property and energy-saving property, property managers, intelligent managers, landscape engineers, property lawyers, financial management, marketing and customer service will be more and more favored by the market. From the perspective of academic structure, the proportion of engineering and technical management personnel above junior college will increase year by year, and some highly educated graduate students may also appear more and more in property management enterprises.
