In order to standardize the behavior of property service charges in our city, safeguard the legitimate rights and interests of owners and property service enterprises, and promote the healthy development of the property service industry, with the consent of the municipal government, we decided to adjust the standard of property service charges in our city and rationalize the management of charges. We hereby notify you as follows.

The first is to adjust the charging standard for property services.

4. If the house is vacant for more than six months during the prophase realty service in the ordinary residential realty management area, the owner or the realty user shall submit a written application to the realty service enterprise, and pay the realty service fee according to 80% of the realty service charge standard agreed in the prophase realty service contract after the realty service enterprise confirms (in principle, water, electricity and gas are not used as the measurement standard). (All the above must be stipulated in the property service contract. )

5. The electricity fee for the corridor (including the corridor of the upper and lower rooms and the garage) is included in the basic property fee standard, and there is no additional charge.

6. This standard is tried out for one year. After the probation period, formal standards will be formulated according to the operating costs and the affordability of the owners.

Two, standardize the management of property service charges for the record.

1. The principle of "unified policy and territorial management" is applied to property service charges. The municipal price department shall, jointly with the municipal housing and urban-rural construction department, be responsible for formulating and adjusting the charging standards and management of property services in urban areas (including Development Zone and Beidaihe New District).
