Article 51 A realty service enterprise shall not transfer or transfer its qualification certificate in disguised form by means of lease, affiliation or loan.

Article 52 The owners' committee shall refer to the model text of the realty service contract and sign the realty service contract with the realty service enterprise selected by the owners' congress.

The realty service enterprise shall provide services in accordance with the stipulations of the realty service contract, regularly listen to the opinions and suggestions of the owners and non-owners, and accept the supervision of the owners.

Fifty-third property services companies to undertake the property, it should be with the owners' committee for property handover and acceptance procedures. The owners' committee shall hand over relevant materials to the realty service enterprise.

Article 54 A realty service enterprise may, according to the realty service contract, employ a professional institution to undertake professional services such as elevator maintenance and fire fighting facilities and equipment maintenance, but it shall not entrust or transfer all realty services within the realty management area to others.

Fifty-fifth three months before the expiration of the realty service contract, the owners' committee shall convene a general meeting of owners to decide whether to renew the employment. If it decides to renew the employment, it shall re-sign the property service contract with the property service enterprise; If it is decided not to renew the employment, it shall openly re-engage the realty service enterprise, notify the realty service enterprise in writing, and announce all the owners within the realty management area.

The term of the realty service contract expires, and the parties to the contract have not made a decision on whether to renew the employment, and the original realty service contract will continue to be performed.

Article 56 The owners' committee shall not dismiss the realty service enterprise without authorization, and the dismissal of the realty service enterprise shall be decided by the owners' meeting.

If the owners' congress or the realty service enterprise decides to terminate the realty service contract in advance, it shall notify the other party in writing three months ago and announce all the owners in a prominent position in the realty management area.

Article 57 If the realty service contract is dissolved or terminated according to law, the realty service enterprise shall withdraw from the realty management area within the agreed time limit, hand over the realty management house, supporting facilities and equipment, related sites, property files and other properties to the owners' committee, and cooperate with the newly-selected realty service enterprise to do a good job in handover.

Fifty-eighth property departments should strengthen the supervision and assessment of property service enterprises, establish enterprise credit files, and announce them to the public.

Property management industry associations should strengthen the self-discipline management of property service enterprises and their employees, and cooperate with the property authorities to establish credit files.
