What are the rights and obligations of the property?

Obligations of property management:

(1) Provide corresponding services as stipulated in the property service contract.

(2) Accept the supervision of the owners, owners' congress and owners' committee on the performance of the property service contract.

(3) Major management measures shall be submitted to the owners' meeting for deliberation and decision.

(4) Accept the supervision and guidance of the real estate administrative department, relevant administrative departments and the people's government where the property is located.

Legal basis: Article 284 of the Civil Law states that the owner can manage the building and its ancillary facilities by himself, or entrust the property service enterprise or other managers to manage it.

The owner has the right to replace the realty service enterprise or other managers selected by the construction unit according to law.

Article 285 of the Civil Law A realty service enterprise or other manager shall, on the entrustment of the owner and in accordance with the provisions on realty service contracts in Part III of this Law, manage the buildings and their ancillary facilities within the building division, accept the supervision of the owner and promptly answer the owner's inquiries about realty service.

Property service enterprises or other managers shall implement emergency measures and other management measures implemented by the government according to law, and actively cooperate with relevant work.
