Article 1 The object of lease:

Article 4: Lease security deposit

Article 5: House delivery and expenses:
Party A delivered the house to Party B for use on. When handing over the house, Party A shall settle all debts and handle relevant handover procedures. After the completion, both parties of Party A shall accept and sign, and hand over the house key, which shall be deemed as the completion and delivery. If Party A fails to pay the utilities, property management fees, telephone fees, TV fees and other related arrears before this date, Party B shall pay in advance, and Party B has the right to deduct it from the rent. Article 6: Sublease of the House
During the lease term, Party B shall not sublease the house to others in whole or in part (except with the written consent of Party A, but the sublease term shall not exceed the lease term agreed in this contract). If Party B fails to sublet privately as agreed, Party A has the right to terminate the contract and confiscate all the lease deposit. If the sublease causes losses to Party A, it shall also be liable for damages.
Article 7: Responsibilities of both parties
(1) If Party B intentionally defaults on the rent, fails to pay the related expenses up to100,000 yuan, or withdraws the rent in advance, it will be regarded as Party B's breach of contract, and Party A has the right to confiscate the lease deposit. If Party A terminates the contract in advance after receiving the lease deposit from Party B, or Party A violates other stipulations in this contract, it shall be deemed as a breach of contract, and Party B may require Party A to double the lease deposit.
(2) After the termination or dissolution of this contract, Party A has the right to take back the house, and Party B shall unconditionally move out of the changed house within 10 days. If Party B refuses to return the key to the changed property and move out of the changed property, Party A has the right to enter the property in the presence of the personnel of the property management office, which is regarded as that Party B has given up the ownership of all the items stored in the changed property.
