1, property service fee:

Owners and property management companies can agree on property service fees in the form of contract system or remuneration system.

(1) The contract responsibility system means that the owner pays a fixed property service fee to the property management enterprise, and the property management enterprise enjoys or bears the profits and losses.

(2) The contract gratuity system refers to the method of paying the contract gratuity to the property management enterprise in advance according to the agreed proportion or amount, and the rest is used for the expenses agreed in the property service contract, and the balance or deficiency is enjoyed or borne by the owner.

2. Charge standard:

If the contract system of property service fee is implemented, the composition of property service fee includes property service cost, statutory taxes and fees and profits of property management enterprises.

Where the property service charge system is implemented, the property service fee received in advance includes the property service expenditure and the remuneration of the property management enterprise.

The composition of property service cost or property service expenditure generally includes the following parts:

(1) Manage the salary, social insurance and welfare expenses of service personnel;

(two) the daily operation and maintenance costs of the parts, facilities and equipment used by the property;

(3) cleaning expenses of the property management area;

(4) Greening and maintenance costs in the property management area;

(5) Maintenance cost of regional order in property management;

(6) office expenses;

(8) Used parts of the property, used facilities and equipment and public liability insurance fees;

(9) Other expenses agreed by the owner.

The cost of overhaul, medium repair, renewal and transformation of the parts and facilities used by the property shall be collected through special maintenance and shall not be included in the expenditure or cost of property services.

3. So in general, if the property service fee is outsourced, then the shared electricity fee has been included in the property service cost. If it is a separate charge, it is a repeated charge; If you pay the property service fee, then under normal circumstances, you need to charge the pool electricity fee separately.
