The biggest difficulty in installing elevators

In addition to the relative loss of the first and second floors, the budget of 30,000 to 40,000 yuan for adding stairs to the top floor (not counting the later maintenance costs) also discouraged a group of residents.
3) What is the consent rate of residents before construction? According to preliminary statistics, the consent rate of residents who can start construction has dropped from one-vote veto or 90% to 2/3, which reduces the difficulty of the game and shortens the time required for negotiation.
2. Sources of installation funds
Statistics show that the current sources of funds for installing elevators are mainly subsidies from provinces (autonomous regions/municipalities directly under the Central Government), cities (districts) and counties (cities/towns). Generally speaking, the three-level subsidies in the eastern region total about 200,000 yuan, and the central and western cities are10 ~ 200,000 yuan, accounting for about13 of the elevator installation cost, and the rest is borne by residents themselves. 3) Elevator loan. For example, a resident of jiangwan town needs to invest 23,000 yuan to install an elevator. After the down payment of 20%, the remaining 1.84 million yuan can be loaned to the bank, and the longest repayment period is 6 years.
3. Late management and maintenance costs
At present, it is still in the stage of building elevators on a large scale, and the elevator maintenance in the later stage is only in a few urban communities. At present, there are two maintenance mechanisms after adding ladders:
1) The elevator company is exclusive, and the owner does not need to bear any expenses during the installation process, and all expenses are paid by the elevator company, but the owner needs to pay a certain fee when taking the elevator, such as Daliushu No.5 Hospital in Haidian District, Beijing.
2) Community management, regular maintenance, and residents bear the maintenance costs. In order to prevent residents from taking the electric car upstairs or rubbing the elevator after adding stairs, the common management policy in Shanghai is similar to unit access control, and only residents in this unit can swipe their cards. Some elevators also have doorbell, and visitors can use the elevator after the householder confirms to open the door.
* * * Is it feasible to enjoy the elevator mode?
At present, there are different modes of elevator installation in the market, such as * * * sharing elevator for rent and agent construction. These modes are simply that elevators are built and operated by enterprises, and users pay usage fees. A person in charge of an elevator company said that through this form, the burden on residents can be reduced, and there is no need to pay a large sum of money at one time, but residents need to pay a certain usage fee every year, and the maintenance is handed over to the enterprise that operates the elevator.
The person in charge of the property department of Yangzhou Housing and Construction Bureau said that this practice is a commercial behavior of the enterprise, not a charitable act. The installation period of an elevator can be as long as 20 years, from the preliminary preparation, to the construction process, and then to the maintenance after it is put into use. The house in the old community takes a long time, so the first thing to emphasize when installing elevators is safety.
