How to calculate the building area and interior area?
The construction area refers to the sum of the horizontal projection area of the external wall (column) above the building foothold, which generally includes balconies, verandahs, basements, outdoor stairs, etc. When buying a house, the staff of the sales office generally talk about the building area, which is the area presented in the last room. When buyers buy a house, property fees and heating fees are charged according to the square meters of construction area.
2. Interior area = interior area+shared area.
The interior construction area refers to the total construction area of each part of the house. Among them, the shared area in the suite includes the shared wall area and balcony area in the suite.
(1) The usable area in the suite refers to the area that can actually be used by itself, generally speaking, it is the carpet area, that is, the area that can be carpeted is the real usable area of the property buyers.

(3) The indoor balcony construction area is calculated according to the horizontal projection area between the balcony periphery and the building wall, but the totally enclosed balcony is calculated according to the total horizontal projection area, and the semi-enclosed balcony is calculated according to half area.
The interior construction area is an index to measure the value of the house purchased. The larger the indoor building area of a house, the higher the utilization rate of the house area.
3. Swimming pool area
The pool area refers to the public construction area that each set (unit) of commercial housing should share according to law, and the sum of it and the interior construction area constitutes the construction area of a set of commercial housing.
Calculation of pool area:
For a (1) multi-storey commercial residence, we must first calculate the allocation coefficient of the whole building and the existing building area of * *, and then allocate it according to the proportion of each building area in the building.
(2) For the multi-functional complex building, we must first calculate the * * * shared building area coefficient of the whole building and different functional areas in the building, and then share it according to the proportion of the building area in each functional area in the building.

Calculation method of sharing public building area by household;
(1) Allocation coefficient = sum of public area to be allocated/sum of interior construction area of each suite = (sum of total construction area-sum of interior construction area of each suite)/sum of interior construction area of each household.
(2) Allocation area of each suite = allocation coefficient × interior construction area of each suite.
