Therefore, xx Property Management Co., Ltd. formulates this decoration management regulation in accordance with the Administrative Measures for Residential Interior Decoration and the Property Management Regulations for Urban Residential Areas in Xi, which were promulgated by the Ministry of Construction of People's Republic of China (PRC) [2002]10.
A, decoration, decoration program
The property management company will strictly implement the order of the Ministry of Construction [2002] 100, and prohibit decoration enterprises without qualification certificates from undertaking the decoration of family rooms, and prohibit unauthorized decoration.

After the completion of the decoration project, the decoration enterprise shall issue a quality guarantee to the owner. The main warranty contents are: the minimum warranty for residential rooms is two years, and the leakage-proof warranty for bathrooms and kitchens is five years.

First, the decoration matters needing attention:
1. Columns, beams, slabs, load-bearing walls, building structures, water supply and drainage pipelines, circuits, etc. No change is allowed at any time. 6. Natural gas is managed by professional companies. In order to prevent the unsafe hidden danger caused by natural gas leakage, it is forbidden to package and change the natural gas pipeline and valve table during decoration. If any change is needed, it must be reported to the natural gas company for written consent.

2. Decoration time
The renovation time is 8: 00 am-12: 00 am and 14:00-22:00 pm every day. On weekends and holidays, the construction time shall not be extended when it is 10:00- 12:00, 14:00-20:00, so as not to affect the rest and safety of others.
3. Construction rules
1, decoration personnel must strictly abide by the management regulations of the community, implement fire control laws and regulations, and fire control facilities and equipment in the community are not allowed to be used or changed without authorization.
2, in order to ensure the safety of the community, decoration personnel are not allowed to stay in the community.
3. Decoration personnel need to go to the security department to handle the release rules when they bring things out of the community.

5. In the process of decoration, construction waste, latex paint, cement slag and other sundries shall not be poured into the bathroom or sewer. During construction, adaptive shielding measures should be taken for the reserved nozzle to prevent the drainage pipe from being blocked.
6. Vehicles entering the community to transport materials shall abide by the regulations on the management of vehicles in the community, that is, stop, transport, unload and leave. When unloading cement and sand, colored strips must be laid, and they shall not directly fall on the road surface.
7. The decoration company must bag the decoration garbage, not pile it in the corridor, but pile it in the designated place downstairs and transport it out of the community by the service management center.
8. Decoration personnel and residents are not allowed to throw objects at high altitude, and are not allowed to throw garbage.
9, the installation of air conditioning, must specify the location according to the unified requirements of the property, shall not be installed at will. Air conditioning holes are drilled in the wall. Upon application, the property management company will arrange the construction in a unified way, and the expenses will be borne by the owner.
10, when decorating, the floors of the bathroom and kitchen should be carefully waterproof to avoid losses to the downstairs.
1 1. It is recommended to install a simple toilet at the decoration construction site, and electric stoves and gas stoves are not allowed to be used for cooking. The decoration company should prepare portable fire extinguishers at the decoration site. If you use naked flame, you must apply to the management company.
4. Supervision and acceptance
1. During the renovation, the property management company has the right to supervise and manage the work progress of the construction site and public facilities.
2. The renovation permit should be posted at the door of the renovated property for inspection, one for each household.
3. All decoration works can only be carried out indoors in the households specified in the decoration construction permit, and decoration materials should be placed indoors, and corridors, passages or other public places should not be occupied.
4. The management personnel of the property management company have the right to check and spot check the temporary passes and relevant documents of the decoration personnel. If the certificate is found to be expired, it shall be confiscated immediately, and it shall be required to re-register for payment, and 5 yuan liquidated damages shall be paid every day according to the number of days overdue.
5. Property management companies have the right to stop illegal construction. For those who violate the rules for many times, the property management company has the right to take measures to restrict supply, and report to the relevant administrative departments according to the provisions of the Ministry of Construction until the decoration qualification of the enterprise in the property management area is cancelled, and the decoration deposit is deducted. All the consequences caused by the violation shall be borne by the violator.
6. After renovation, when the construction enterprise and the owner apply to the property management company for acceptance, they should return the renovation construction permit and temporary pass. If they are lost, 50 yuan/certificate will be deducted from the renovation deposit.
7. After renovation, deduct 150-200 yuan from the deposit of the renovation enterprise as appropriate, and use it for the maintenance of public parts damaged during renovation.
Third, the decoration responsibility
1. The decoration company (the owner) shall be responsible for the maintenance and compensation for the pipe blockage, water leakage, water and power failure and damage to articles caused by residential decoration.
2. If the above problems are found before renovation, the property management company or the decorator will hire professional maintenance personnel to carry out maintenance, and the expenses will be borne by the decorator.
3. The owner and the decoration company are the first responsible persons for the illegal decoration events, and should independently bear the responsibility losses and accept the handling.
Four, illegal decoration punishment measures
(1) If the owner or decoration enterprise entrusts an unqualified enterprise to carry out decoration without declaration or declaration without consent, it will be fined 500- 1000 yuan.
(2) Violation of decoration precautions (1No.) will impose a fine of 1000 yuan on the decoration enterprise and make restitution; Anyone who violates any of items 2, 3, 4, 7 and 8 will be fined 50-300 yuan. And ordered to correct, compensate and restore.
(3) Violation of Article 5 of the Precautions for Decoration, resulting in bad maintenance, emergency repair and other consequences, shall be borne by the owner.
(4) In violation of Article 6 of the Precautions for Decoration, the decoration enterprise shall be fined 500- 1000 yuan.
5] Violation of the first 1, 1 1 of the construction code will impose a fine of 500- 1000 yuan on the decoration enterprise.
[6] Those who violate Article 2 and Article 9 of the Construction Code will be fined 50- 100 yuan.
Once in violation of article 4 and article 6 of the construction rules, the penalty is 50-200 yuan.
In case of violation of Articles 5 and 7 of the Construction Code, the penalty is 100-200 yuan.
Levies in violation of the provisions of article 8 of the construction, the liquidated damages for 100-300 yuan.
⑽ Those who violate Article 2 of the supervision and acceptance shall be dealt with by water and power cuts.
⑾ Those who violate Article 3 of the supervision and acceptance shall be regarded as abandoned articles to be cleaned up.
⑿ Use toxic, flammable and irritating aerosol materials and discharge them into public walkways. If it is corrected, it will be fined 100-500 yuan.
