When handing over the house, the property fee can be negotiated, because the property fee can be discounted in the following situations.

Case 1: If there are uncompleted residential flats in the community, you can apply for property fee concessions.

If the pre-property management residential quarters with government-guided prices are developed in stages and delivered in batches due to the reasons of the development and construction unit, which causes environmental pollution such as noise and dust to the owners who move in early, the property management service fee paid by the owners should be lower than 15% ~ 30% of the specified standard.

Case 2: 30% off the unused property.

If it is completed but not yet sold or not delivered to the property buyer on time due to the reasons of the development and construction unit, the property service fee shall be paid in full by the development and construction unit.

For the property that the owner has not moved in or used after moving in, the owner shall inform the property service enterprise in writing, and the property service fee shall be paid by the owner according to 70% of the prescribed standard.

Property management fees are collected as follows:

Level 1 charging standard: 1.00 yuan/square meter (including taxes)

Level 2 charging standard: 0.75 yuan/m2 (including taxes)

Third-level charging standard: 0.50 yuan/m2 (including taxes)

Four-level charging standard: 0.35 yuan/square meter (including taxes)
