First, what is the residential special maintenance fund?

The deposit of special maintenance funds for residential buildings is conducive to the timely maintenance and renewal of residential areas and guarantees the interests and safety of owners of residential areas.
Second, how much should I pay?
According to different building types, there are different deposit standards for residential special maintenance funds.
1, deposit standard
Detached houses and non-residential houses (such as villas): 50 yuan/m2.
Multi-storey residential and non-residential buildings (buildings below six floors): 100 yuan/square meter.
High-rise residential and non-residential buildings (buildings with more than seven floors): 200 yuan/m2.
2. Deposit time
Commercial housing owners will deposit the first phase of residential special maintenance funds into a special account before handling the house check-in procedures. The owner of the public housing that has been sold shall deposit it on his own or hand it over to the selling unit to deposit the special maintenance fund account of public housing before handling the house occupancy formalities.
3. Under what circumstances can I use this fund?

Fourth, how to use the maintenance funds?
The use of residential special maintenance funds can be divided into two types: general situation and emergency situation.
1, general situation
By the relevant owners, owners' congress or property management company as the main body to put forward suggestions for use; The owners' meeting or the owners who account for more than two thirds of the total number discuss and adopt suggestions for use; Apply to the housing safety and equipment management department; After approval, the residential special maintenance funds will be transferred to the maintenance unit.
2. Emergency situation
In case of emergency, if more than two-thirds of the owners do not need to pass, they shall pay within 24 hours (referring to working days) from the date of approval by the district/county construction Committee or the Housing Authority.
The establishment of special maintenance funds for housing is equivalent to providing a "serious illness medical insurance" for housing. When there are problems in residential buildings, you can apply for the use of this fund through specific procedures.
