I. Deadline

Generally, the real estate agent will inform the owner that the delivery time will be earlier. I suggest that you don't accept the house on the first day and the second day, because many people will come to accept the house at the same time on those two days, and the people accompanying the acceptance will not have much time to accompany them to look at the house carefully. It's better to postpone it for a few days.

Second, the tools you need to bring.

2. Check the area, contract and price.

Confirm whether the attached drawings of the sales contract are consistent with the actual situation, whether the structure is the same as the original design, whether the house area has been measured by the real estate department and whether there is any difference with the area agreed in the contract. (check the house sales contract first to see what the error is, usually 3%. If the error is less than 3%, it will be ignored and the excess will be treated. It is suggested that the contract has an error of 2%, but it is best not to exceed 5%. ) The contract signed by both parties shall prevail. Generally this time varies from person to person. After reading those materials for 30-40 minutes, you can basically go to the house for acceptance. Tip: Don't pay some property fees and related fees for the time being. At this time, the property will urge you to send it, and you can communicate with them. After the acceptance, you can pay again.

To get the key from the property office, there should be several keys, such as floor key, access control key, email key, etc. Then you can go to see the house with the property manager.

(1) Check the house quality in detail, including whether there are cracks in doors, windows and balconies; (Balcony crack danger) Tip: As the new house is vacant for a long time, there will be some dust and construction waste on the door and window tracks. Don't be impulsive. Pull doors and windows with brute force. If you feel blocked, take a closer look, and you can look with a broom.

(3) Carefully check the ground for shell cracking. (4) Whether water, electricity and coal are unblocked and can be used normally. Turn on the tap to check for leaks and blockages, so as to make the water flow as big and urgent as possible. One is to look at the water pressure, and the other is to try the drainage speed. Generally, a new house will be equipped with a simple faucet for the owner. Use a multimeter to measure whether each strong and weak current is unblocked. Tip: Close the brakes and check whether each brake completely controls each branch line.

(5) Acceptance and delivery. First, fill the basin with water, and then pour the water into all the sewage places, that is, basin water, bathtub water, bathroom water, kitchen sanitation and balcony floor drain. Basically, each drain should contain about two pots of water, with gurgling sound, and there should be no water on the surface. Tip: after these things are done, make sure there are no problems. Cover these protruding drains (such as washbasin drain, bathtub drain and toilet drain) with plastic bags as soon as possible, and then tie them firmly. Drains such as floor drains need to be plugged firmly (remember to leave a place where they can be pulled off).
