In recent years, in order to meet the needs of different groups of people, a variety of commercial houses have appeared in China real estate market. Especially in the second-hand housing market, different properties and different houses also dazzle buyers. With the gradual standardization of the real estate market in China, many "special" houses have become "illegal" houses.
In the past, the property market has been "running away" because of supply, so the state has implemented a "slow plan" for those "non-compliant" houses. After all, we should consider the utilization of real estate resources and urban planning, so we have always kept these "illegal houses". However, with the continuous increase of housing stock in China, the real estate in the property market is gradually surplus, so the state has issued a series of new regulations to "eliminate" those non-compliant houses.
These three types of houses have been blacklisted and transactions are prohibited in the future.
First, small property houses.
A small property right house is actually a house built on public land. The geographical location of this house is generally remote, and the state does not recognize its property rights, so the price of this house is generally cheaper, and many people have bought it in recent years. Many people dare to buy resettlement houses with receipts and invalid certificates. The Institute released a set of data, and the area of small property houses was 7.3 billion square meters, second only to commercial houses (accounting for 38%). The number of houses without real estate far exceeds this figure.
In Shenzhen, the most mature real estate market, small property houses account for more than 56% of the city's total housing area. However, due to the fact that small property houses are not recognized by the state, such houses cannot get the real estate license issued by the state, and the real estate license is issued by the village Committee or the village government, but it has no practical use. Small property houses cannot be traded normally in the real estate market. After all, it is collective land, and their existence is actually illegal.
Recently, the Ministry of Natural Resources also issued a special document to emphasize that urban residents who illegally occupy cultivated land, build houses in violation of the red line of ecological protection, and illegally purchase small property houses will not be registered. Illegal land use shall not be registered. Obviously, small property houses have been blacklisted.
Second, commercial and residential buildings.
In fact, this kind of house should not exist in the formal real estate market. This name is the developer's own idea, but also a marketing tool. You know, the Ministry of Housing and Urban-Rural Development has relevant regulations: no matter what the nature of the land is, houses must be built. It's like a land with commercial real estate. The buildings above are either used for business or rented for business. If the nature of the land remains unchanged, it shall not be used for residence.
And there is no natural gas in many places. This means that you must use a gas tank or an induction cooker to cook. Compared with natural gas, this is not only a matter of how much it costs, but more importantly, it is really inconvenient. Public utilities are commercial in nature, and property fees are much higher than those of residential buildings. An old intermediary who once covered a second-hand house said that no matter how shabby the house is, people will buy it, and even the best apartment is not easy to sell.
Over the years, some developers have linked commercial housing with natural gas, installed other living infrastructure and transformed it into a residence, which is called "commodity second room" and marketed it as office and residence. But this kind of house that violates the nature of land use is illegal, so this kind of house can't be bought casually, otherwise it is forbidden to trade and can't be sold in the future.
Three, the property rights of less than five years of affordable housing
Affordable housing has its particularity and is a kind of welfare housing provided by the state for low-income people. It is precisely because of this particularity that China stipulates that the transaction of affordable housing must meet one condition, that is, the property rights obtained must be at least 5 years. Affordable housing is less than five years, and trading is prohibited.
Therefore, if property buyers want to buy affordable housing, they must make it clear that the nature of such housing does not meet the requirements of "full 5" first. If you encounter affordable housing that does not meet the requirements of the "Five-Year Plan", if you trade, the price will not move again, otherwise you will not be able to trade in the future.
