Is the residential property fee too high? This is what householders should do!

I often hear owners complain that the property fees in residential areas are too high. Therefore, when property companies collect property fees at the end of each year, some owners will jointly complain, while others simply refuse to pay property fees. This is not the correct way to deal with the problem. If the payment is delayed for more than a certain period, you may receive a court summons. How to solve the problem that the owner thinks the property fee is too high? I often hear owners complain that the residential property fees are too high, so when the property company collects the property fees at the end of each year, some owners will jointly complain, while others simply refuse to pay. Everyone mainly feels that the service level of residential property is not in place and does not meet the service quality standards agreed in the contract. Refusing to pay is not the right way to deal with this problem. If you don't pay the fee within a period of time, you may receive a court summons. How to solve the problem that the owner thinks the property fee is too high?

1. Reduce property fees

The annual property fees charged by some residential property companies are actually too high, and some are even too high. Many owners are at a loss when they realize the problem and don't know which department to report it to.

Here, I would like to remind you that if the owners question that the property fee is too high, they can set up an owners' committee, and the owners' committee will ask the property to show the fee permit on behalf of the owners. If the property cannot be provided, the owner has the right not to pay the property fee (it is illegal for the property to raise the property fee privately) and can complain to the price bureau. If the owners can prove that the property fee is too high, the owners' committee may convene a meeting of owners and make a resolution to reduce the property fee.

In addition, if the owners feel that the property fee is unreasonable, they can also reflect their rights to the housing management department through the industry Committee. If the owners' committee has not yet been established in the residential area, it must be agreed by the owners who account for more than half of the total construction area and more than half of the total number of residents, and within the published guidance price range, the property company and the owners will renegotiate the reduction or exemption of property fees.

2. Improve the level of property services.

If the owner is not satisfied with the service level of the property, he thinks that the property fee is too high, for example, the doorman lacks the sense of responsibility for safety, the sanitary environment in the community is poor, there are major hidden dangers in fire fighting, the telephone of the property is often disconnected, the public facilities in the community are not maintained, the equipment in the community is broken and no one maintains it, and the service attitude of the property staff is poor.

Then, the owners can reflect to the owners' committee that the owners' committee will come forward to negotiate with the property and ask the property to strive to improve the service level as soon as possible.

Step 3 lay off property

Although the pre-residential property is designated by the developer, the relevant national policies stipulate that once the residential area is mature, the owners' committee can be established. The owners' committee has doubts about the residential property services and thinks that the fees are unreasonable, so it can conduct bidding and re-select a new property company through public bidding or agreement. The charging standard for property services shall be determined by the owners' committee on behalf of the owners' congress through consultation with the property company.

In other words, if the quality of property service is really poor and the charging standard remains high, the owner has every right to ask for a replacement of the property.

For a long time, property has been the role of our owners in providing various property services. If the property charge is really too high and the service quality is really unsatisfactory, the owner has the right to lower the charge standard and ask him to improve the service level of the property, or simply change to another property! Owners should learn to take up legal weapons at an appropriate time to safeguard their legitimate rights and interests!
