Among them, according to An lease, Xi 'an Overseas Chinese Town Land agreed to lease three units of a property located in Guanzheng Street, Annan to An Overseas Chinese Town Industry for office use, with a total construction area of about 3,674.14 square meter. The monthly rent is 436,000 RMB. According to Xi 'an Lease, Xi 'an Overseas Chinese Town Industry is required to pay the due rent to Xi 'an Overseas Chinese Town Land every quarter.
According to the property management agreement, OCT Property Services Shanghai Zhabei Branch will provide property management services to OCT Shanghai Land on the Shanghai Suhewan Project. The management fee payable will be calculated according to the actual management area and the personnel cost payable by OCT Shanghai Zhabei Branch, and will not be higher than the management fee price that OCT Shanghai Land can obtain from independent property management companies in the market. Both parties will sign an independent management contract for the specific property managed by OCT Property Services Shanghai Zhabei Branch, which will specify the payment arrangement of management fees.
According to the electromechanical service consulting agreement, OCT Hydropower will provide electromechanical consulting services to OCT Shanghai Land on the Shanghai Suhewan project. According to the electromechanical service consultation agreement, the consultation fee will be calculated according to the staff fee payable by OCT Hydropower. The consulting fee will not be higher than the consulting fee price that OCT Shanghai Land can get from independent consulting companies in the market. The two parties will sign an independent consulting contract for the consulting service provided by OCT Hydropower, which will stipulate the arrangement for paying the consulting fee.
According to Chengdu Lease 1, OCT Chengdu agreed to give its part of property leasing in jinniu district, Chengdu City, Sichuan Province, China to OCT Creative Culture Hotel Chengdu Branch to operate an inn with a total construction area of about 7,000 square meters. The rent will be paid in the form of profit or turnover share, and the specific share ratio will be agreed in the formal lease signed in the future according to the standard practice of independent third parties in the market at that time. Chengdu Branch of OCT Creative Culture Hotel shall pay monthly rent to OCT before 15 every month.
According to Chengdu Lease II, OCT Chengdu agreed to give part of property leasing located in jinniu district, Chengdu, Sichuan Province, China to OCT Huck Chengdu Branch to operate a children's entertainment center with a total construction area of about 6,000 square meters. According to Chengdu Lease II, OCT Huck Chengdu Branch shall pay the monthly rent due to OCT Chengdu Branch before the first15th day of each month as follows: (1) In 2020, it shall be calculated according to 6% of the turnover of OCT Huck Chengdu Branch in the relevant month of that year. (2) 20021year is calculated according to the proportion of 7% of the turnover of OCT Huck Chengdu Branch in the relevant month of that year. According to the power consulting service agreement, OCT Hydropower Chengdu Branch will (among other things) provide OCT Chengdu, its subsidiaries and branches with daily and regular inspection and maintenance management services for some power facilities of properties within the business scope of OCT Chengdu, provide consulting services for power distribution and related businesses to OCT Chengdu, its subsidiaries and branches, and provide the construction scheme of OCT Chengdu power monitoring system. These service fees will be determined by the contractor after consulting with reference to the progress and demand of the construction project of Chengdu OCT, estimating the number of power distribution rooms to be handed over each year, the estimated demand for consulting services, and the current market price when providing these services, and will be similar to the fees of similar projects that Chengdu OCT can obtain from independent third parties. The consulting fee will be paid quarterly.
According to the property management framework agreement, OCT Property Services Chengdu Branch will provide property management services for OCT Chengdu's projects in Chengdu. According to the property management framework agreement, the management fee payable will be calculated according to the actual area managed by OCT Property Services Chengdu Branch and the manpower employed. The management fee will not be higher than the management fee that Chengdu OCT can get from independent property service companies in the market. Both parties will sign an independent management contract for the specific property managed by OCT Property Services Chengdu Branch, which will specify the payment arrangement of management fees.
According to the Konka Framework Agreement, Chengdu OCT, its subsidiaries and branches agreed to purchase, while Konka Yi deemed to be interested in supplying LED equipment, televisions and other electronic products and services to Chengdu OCT. The cost of these products and services will be calculated by the contractor with reference to the construction progress and service demand of Chengdu OCT project, and the current service fee market price and electronic product price. The prices of all commodities and other terms of this agreement shall be the same as those of an independent third party company of the same size in Chengdu OCT. The specific payment arrangement will be stipulated in the separate service agreement signed by both parties.
According to the lease of OCT Happy Coast, OCT Entertainment agreed to give OCT Huaxin a property leasing located in Lan Ying International Business Center in Shenzhen, China for office use, with a total construction area of about 364.438+0 square meters. The monthly rent for the first year is 765,438 yuan+0,346.80 yuan. After the expiration of 1 year, it will increase by 5% every year according to the rent standard of the previous year from the second year.
