The advertising revenue of the elevator in the community belongs to the owner. Residential owners have exclusive ownership of the purchased housing units, and some external walls, elevators and corridors of the building have ownership. The use right and income of the elevator in the residential area should be owned by the owner. The owner has the right to know and supervise the use of * * * parts, * * facilities and related sites. The property management company has no right to dispose of part of the right to use the building without authorization. Property management using * * * parts and * * * facilities and equipment for business, should be with the consent of the relevant owners, owners' congress and property management companies, in accordance with the provisions of the formalities. If the owners do not agree, the owners' committee has the right to refuse the advertisement to enter the elevator in the community.

The owners' committee is the executive body of the owners' congress, and its rights are:

1. convene a meeting of the owners' congress to amend the owners' convention and the articles of association of the owners' committee;

2. Sign a property service contract with the property management enterprise selected by the owners' congress on behalf of the owners;

3, timely understand the opinions and suggestions of the owners, property users, supervise and assist the property management companies to perform the property service contract;

4. Review the annual management work plan and annual expense budget.

Legal basis: Article 282 of the Civil Code of People's Republic of China (PRC).

The income generated by the construction unit, the realty service enterprise or other managers from the owner shall be owned by the owner after deducting the reasonable cost.
