3, property management professionals in accordance with the provisions of the state to obtain professional qualification certificates;
4. Manage more than two types of properties, and the sum of the percentages of the construction area of each type of property in the following corresponding bases shall not be less than 100%: multi-storey 1 10,000 square meters, high-rise 500,000 square meters, detached villas 80,000 square meters, office buildings, factories and other properties 200,000 square meters;
5. Establish enterprise credit files, strictly implement enterprise management systems and standards such as service quality and service charges, and achieve good business performance.
The property company applying for qualification upgrade shall prepare the following materials:
"Property service enterprise qualification declaration form" in duplicate, which is required to be truthfully filled in, and must be signed by the legal person and the official seal of the unit;
Second, the attachment information (in duplicate, both copies, stamped with the fresh seal of the enterprise, bound with A4 paper):
1, business license of enterprise as a legal person;
2. Original and photocopy of enterprise qualification certificate;
3, the identity certificate of the legal representative of the enterprise, employment documents; The identity certificate, employment documents and professional title certificate of the person in charge of engineering and finance;
4. The audited financial statements of the enterprise in the previous year;
5. Personnel materials and performance materials with corresponding qualifications.
The qualification grade of property management enterprises shall be graded, with the highest level of qualification approved by the Ministry of Construction, the second level of qualification approved by the Municipal Bureau of Land and Housing Management, and the third level of qualification approved by the county-level Bureau of Land and Housing Management where the enterprise is registered. The qualification grade of a property management enterprise is reviewed every two years. If it does not meet the requirements, its qualification grade certificate will be cancelled.
