On September 13, the Beijing CBD scheme was finally unveiled. What rules does the CBD planning plan make for the large number of real estate troops gathered in CBD and its surrounding areas? How will these real estate armies fight? According to the statistical data of Ye Wei Consulting Market Research Center and the final planning scheme of CBD, this newspaper analyzed and counted the CBD property market. ■ Preliminary Planning of Beijing CBD Eight years ago, the Beijing Municipal Government put forward the concept of CBD for the first time in 1993 "Beijing Urban Master Plan". The master plan of Beijing approved by the State Council clearly stated that "business centers with multiple service functions such as finance, insurance, information, consultation, commerce, culture and business office should be set up between Jianguomen and Chaoyangmen, and between East Second Ring Road and East Third Ring Road". After so many years of development, CBD has become the largest high-grade office building, business center and apartment gathering area in Beijing. ■ Three years ago, in order to meet the new development requirements of CBD area in the new economic era, Beijing designated CBD area. 1998, the city planning bureau readjusted the scope of the CBD, that is, the specific scope of the CBD area currently proposed is: the area between Dongdaqiao Road in the west, Dawang Road in the east, Tonghui River in the south and Chaoyang Road in the north, which is 3.99 square kilometers. Its core is the intersection of Jianguomenwai Street and East Third Ring Road, with ITC as the center. This year, a large number of real estate developers have settled in CBD areas, such as Capital, Dalian Wanda and Shenzhen Jindi. These real estate companies have signed land agreements with CBD manufacturers. However, because the CBD planning has not yet been finalized, although companies such as Jianwai SOHO, Shenzhen Jindi and Dalian Wanda Group are clamoring all over the city, they have been in the waiting stage. 2001September 13, the veil hanging over Beijing Business Center (CBD) was finally unveiled today: about 30 hectares of land in the northeast corner of the "Golden Cross" is the core area of the CBD, and a number of landmark buildings will emerge that reflect the image of a modern Beijing and Beijing characteristics. The building scale of the business district is100000 square meters, of which about 50% are office buildings, 25% are apartments, and the remaining 25% are commercial, service, cultural and entertainment facilities. Among all kinds of properties, export apartments account for the largest proportion, reaching 45%. Domestic houses and export apartments together account for nearly four-fifths of the whole CBD property, far exceeding the proportion set in the planning scheme. At present, the main export apartment projects in this area are: Modern City, Sunshine 100, World Trade International Apartment, Shi Sheng Jiayuan, Digital 0 1 (the project is residential) and so on. Most of them are commercial and residential apartments, with a total supply of 2190,000 square meters. From the figures alone, the planned construction area of CBD core area is100000 square meters. According to the proportion of 25% apartment construction, the apartment project in the core area should be about 2.5 million square meters, and the current construction scale is close to the planning index. The statistics of Ye Wei Consulting Market Research Center also show that the existing supply scale of the office market exceeds 165438+ 10,000 square meters, mainly concentrated in the "Golden Cross" area of CBD, with Guo Mao and Hanghua Science and Trade Center as the main representatives. Due to the long development cycle of many large-scale projects and the influence of market downturn in recent years, the development of office buildings in CBD area in recent two years is not large. It is expected that a large number of CBD office buildings will be available as early as the second half of 2002, and the competition is not fierce. According to the scale index of Beijing CBD planning, the scale area of office supporting buildings should be 5 million square meters. In this way, there is still huge room for development in the office market. "Outside the wall": residential production and sales in the surrounding areas are booming. Due to the location, most of the houses in the core area of CBD are high-priced and high-density high-rise apartments with a high customer base. On the contrary, in the pan-CBD areas-Dongzhimen, Yansha, Dongsihuan and Tongzhou, because the land price is relatively cheap and the environment is close to nature, a large number of mid-range projects with good quality, good environment and relatively low price have emerged. Let's see where the business needs are first. It is said that there are two main reasons for Beijing to build CBD: first, to meet the needs of a large number of foreign companies entering Beijing after China's entry into WTO and to provide a platform for Beijing to develop the tertiary industry; Second, the construction of CBD will help to enhance Beijing's image at home and abroad. WTO should be a long-term positive factor for CBD, but won't a large number of foreign enterprises flock to CBD immediately after China's entry into WTO? At present, 156 of the world's top 500 enterprises have settled in Beijing, 98 of which are in the international trade circle. There are many families in 156, but it was accumulated over more than 20 years of reform and opening up. In fact, most large foreign companies that want to enter Beijing have already come in. The demand for office buildings and apartments in Beijing is not linear, and it is largely affected by the international economic boom. What is the supply of office buildings in CBD projects to be built at present? Look at the housing demand. First of all, the demand for office buildings will affect the demand for housing. If office buildings cannot attract people to work in Beijing CBD, there will be no residential construction and sales. Secondly, judging from the current situation, in the second half of this year, there will be at least 6.5438+0.8 million square meters of apartments in the CBD core area alone. Thirdly, judging from the situation of the staff in CBD, the staff in CBD are mainly foreigners and young white-collar workers. Their lifestyles are influenced by the West and they pay attention to nature and return. To some extent, they prefer to buy a room with a view in the "vestibule backyard" of the CBD, which is close to nature, with a slightly broader view and relatively cheap house prices, rather than buying an apartment with a view in the downtown area. It seems that whether it is the projects designed by foreign designers, such as Jianwai SOHO and Jindi International Garden, or the projects that have not been moved yet, such as Dalian Wanda and Pioneer, the war with relatively high specifications within the CBD wall is about to begin. Four areas "outside the wall" strive to be the Dongzhimen area in the vestibule backyard of CBD: Dongzhimen, a large comprehensive transportation hub covering an area of 14.3 hectares, has been started, and surrounding real estate projects have also been started. In addition to being a world famous city, oriental ginza, a C-shaped landmark building in the southeast corner of Dongzhimen Bridge, also broke ground. In the north, in the area of Happiness Village, a large community of nearly 700,000 square meters of Baoxuan Company of Tian Hong Group is also doing international bidding for design schemes. At present, Singapore, Japan, Italy and Germany have been selected, and experts are being asked to make a final decision. Further north, the huge Heping New Town is also emphasizing the geographical location adjacent to the CBD. Along the East Fourth Ring Road: Dong Run Fengjing, which opened last year, has been attracting young white-collar workers in CBD with coffee culture. The second phase to be launched in the near future will remain unchanged, focusing on young people who "discover the true meaning of life" in CBD. After nearly a year of adjustment, Taihe Jiayuan across the street will attract people from CBD to live here with low-density and low-rise houses. Going north along the Fourth Ring Road, Li Ka-shing will invest 654.38+0 billion yuan in Dongba Edge Group to develop 350 hectares of land to build youth apartments. The target customers are all young white-collar workers in CBD. East Third Ring Road-Yansha Business Circle: Go north along the East Third Ring Road until Sanyuan Bridge. Although it is located in Yansha business circle, the buildings in this area prefer to call themselves Pan-CBD areas, which can be seen from the advertisements of Maliang Mingju, Fenghuang and International Port. In the next few years, there will be new sites from Yansha to the East Fourth Ring Road. Jingtong along the line and Tongzhou area: As early as a few years ago, Tongzhou area hung up the signboard of CBD backyard. The projects in Tongzhou area, including Wuyi Garden and Xinhualian Home, attract young white-collar workers from high-level office buildings such as Guo Mao and COFCO with low prices and convenient transportation. However, due to various reasons, the old and new plots in Tongzhou District have always been cheap, but the quality is not outstanding. With the development of some new projects in Chang Ying and other areas along Jingtong, people in the industry believe that dingfuzhuang Marginal Group, including Changying Town, may become a veritable backyard of CBD. According to the regulatory detailed planning of dingfuzhuang Southern District, the north-south roads in this area are Chang Ying Road, Shuangjing East Road and Shuangqiao East Road. In addition to the north-south expressway, the east-west traffic also has a double-latitude road connecting the East Fifth Ring Road and a refractive road connecting Shuangjing and Tongzhou, forming a road network system with three verticals and four horizontals, connecting the Fourth Ring Road and the Fifth Ring Road, and reaching the international trade of the airport. These unique conditions indicate that it will become the best area for CBD to develop pure residential areas. At present, in this area, the largest townhouse project in Beijing, Kangcheng, with an area of 6,543,800 square meters, has started construction. In addition to Kangcheng, Tian Hong Group's large-scale project plan of 3 million square meters in Changying Town has been invited for international bidding, and construction is expected to start in June next year. It is reported that Tian Hong Group will build a high-quality community for white-collar workers in CBD with a brand-new development concept. It can be seen that the projects in these areas are mainly middle and high-grade residential properties, and their scale, strength, environment, location and grade are enough to shoulder the heavy responsibility of pure residential areas in Beijing CBD in the future, and eventually form middle and high-grade residential areas in eastern Beijing.
