Industry Committee is a representative organization elected by the owners of residential areas, and its main responsibilities include:
1. Formulate the management regulations and the owners' convention of the community, and supervise the service quality of the property management company.
2. Maintain the legitimate rights and interests of the owners, reflect their opinions and suggestions, and promote communication and coordination between the owners and the property management company.
3. Organize the owners' meeting to consider and decide on major issues in community management, such as the use of maintenance funds and the construction of public facilities.
4. Assist the property management company to carry out relevant work and promote the overall development of the community.
In practice, residential property and industry committee need to cooperate closely to create a safe, comfortable and harmonious living environment for residential owners. Article 75 provides that:
Owners can set up owners' meetings and elect owners' committees.
The relevant departments of the local people's government shall give guidance and help to the establishment of the owners' congress and the election of the owners' committee.
Article 76 provides that:
The following matters shall be decided by the Owner * * *:
(a) to formulate and amend the rules of procedure of the owners' congress;
(two) to formulate and modify the management regulations of buildings and their ancillary facilities;
(three) to elect the owners' committee or replace the members of the owners' committee;
(four) the selection and dismissal of property services companies or other management personnel;
(five) to raise and use funds for the maintenance of buildings and their ancillary facilities;
(six) the renovation of buildings and their ancillary facilities;
(seven) other major matters related to the management of * * * and * * *.
Decisions on matters specified in items 5 and 6 of the preceding paragraph shall be subject to the consent of the owners whose exclusive parts account for more than two-thirds of the total building area and more than two-thirds of the total number of people. Decisions on other matters specified in the preceding paragraph shall be subject to the consent of the owners whose exclusive parts account for more than half of the total building area and more than half of the total number of people.

The owner of the house is the owner.
Owners enjoy the following rights in property management activities:
(a) in accordance with the provisions of the realty service contract, accept the services provided by the realty service enterprise;

(three) put forward suggestions on formulating and amending the management statute and the rules of procedure of the owners' congress;

(seven) to supervise the realty service enterprise to perform the realty service contract;

(nine) to supervise the management and use of special maintenance funds for * * * parts of the property and * * * facilities and equipment (hereinafter referred to as special maintenance funds);
