What should the property take if there is an emergency in the owner's home?

In real life, we often encounter sudden emergencies in the owner's home, such as tap water, gas leakage, fire and other dangers, especially in the property area with property management services, such accidents are common, so how can a property service enterprise deal with these emergencies?

(1) The owner has an emergency at home.

When an emergency occurs in the owner's home, the realty service enterprise shall, with the help of the owner, rush to the scene of the accident in the shortest time to assist in handling the accident and take necessary emergency measures:

1. Inform relevant departments to be present for treatment in time;

2. Take temporary measures to cut off the power supply or water source;

3. Organize personnel to assist in handling and rescue at the scene;

4. And record the site situation.

(2) In case of emergency, the owner is not at home.

In case of emergency, when the owner is not at home, according to Article 47 of the Regulations on Property Management: "Property service enterprises shall assist in the safety precautions within the property management area. When a safety accident occurs, the realty service enterprise shall, while taking emergency measures, report to the relevant administrative departments in time to assist in the rescue work ... ". And according to Article 56 of the Property Management Regulations: "When there are potential safety hazards in the property, which endanger the public interests and the legitimate rights and interests of others, the responsible person shall timely repair and maintain it, and the relevant owners shall cooperate." Therefore, if an emergency happens when the owner is not at home, it may endanger the legitimate rights and interests of other owners if it is not handled in time. Therefore, the realty service enterprise must take effective emergency measures to deal with it:

1. Go to the site to check the situation quickly;

2. Arrange relevant personnel to get in touch with the owner quickly. If the owner cannot return to the site for a while, emergency measures must be taken;

3. Get in touch with the local police station quickly and ask to get to the scene in the shortest time to control;

4. At the same time, the realty service enterprise shall notify the relevant members of the owners' committee or the owners' representative to witness the event;

5. Under the witness of the film police and relevant personnel of the owners' committee, the realty service enterprise shall cooperate with relevant departments to take emergency measures to eliminate risks;

6. After the rescue, the realty service enterprise shall cooperate with the film police to inspect and take photos of the indoor scene, count the property and register the records, and at the same time contact the owner again for confirmation;

7. After the emergency is handled, the film police, the relevant personnel of the owners' committee and the relevant personnel of the property service enterprise shall stay behind and wait for the owners to arrive at the scene for handover.
