Vacant houses have to pay property fees, and the civil law stipulates that owners may not refuse to pay property fees on the grounds that they have not accepted or do not need to accept relevant property services. Property management refers to the maintenance, conservation and management of houses, supporting facilities and related sites by owners through property service enterprises, and the activities of maintaining environmental sanitation and related order in the property management area. Property services are mainly aimed at housing services. The property company has fulfilled its contractual obligations by providing relevant property services according to the property service agreement, but the owner cannot refuse to pay the property fee on the grounds of not staying.

What do you mean, vacant?

There are many definitions of vacant houses in the market. Vacant houses are houses that can't be sold and nobody lives in them, and houses that haven't been sold for one year after completion. In addition, a house that has been vacant for one year is called to be sold, a house that has been vacant for two to three years is called unsalable house, and a house that has been vacant for more than three years is called overstocked house.

Property fee collection standard

China's property charging standards are divided into first-class property charging standards; Secondary property charging standard; Three-level property charging standards and four-level property charging standards. However, the collection standards of property fees vary from place to place, and the specific collection standards of property fees are announced by the local price bureau. Property management fees are collected as follows:

Level 1 charging standard: 1.00 yuan /m2 (including taxes);

Secondary charging standard: 0.75 yuan/square meter (including taxes);

Third-level charging standard: 0.50 yuan/square meter (including taxes);

Four-level charging standard: 0.35 yuan/square meter (including taxes);

The Regulations on Property Management stipulates that property management enterprises providing services to owners (including providing property services as agreed in the property service contract and providing services other than those agreed in the property service contract upon the entrustment of the owners) shall clearly mark the price in accordance with these provisions, and indicate relevant information such as service items and charging standards.
