What are the eight national property management standards of the Ministry of Construction?

First, from this year, our department will only review and accept the declaration of national property management demonstration projects and award the title of "National Property Management Demonstration Project"; Cancel the national excellent property management project evaluation and acceptance and its title. Whether to set up "demonstration" and "excellent" grades in the evaluation and acceptance of local property management projects depends on the development of local property management.

Second, the basic conditions for declaration

1, the participating projects meet the requirements of urban planning and construction, and the supporting facilities are complete. Residential and industrial areas have a building area of over 80,000 square meters, villas of over 20,000 square meters and buildings of over 30,000 square meters, and the non-residential building area accounts for over 60%, and the occupancy rate or utilization rate reaches over 85%.

2, won the title of "provincial (autonomous regions and municipalities directly under the central government) level property management demonstration project" for more than one year.

3. Property management companies have established various management rules and regulations.

4. The property management company has no major accidents.

5. There are no major charges and service quality complaints confirmed by the competent department.

Three, all localities should participate in the national property management demonstration project evaluation and acceptance of the project list and the "national property management demonstration project declaration form" submitted to my department before 30 July each year.

Four, the revised standard has higher requirements in setting and scoring rules. All localities should strictly control the quality and quantity when evaluating and accepting, so that the selected property management projects can truly reflect the advanced nature and demonstration. All projects submitted to our department, the provinces (autonomous regions and municipalities directly under the central government) pre-evaluation and pre-inspection scores shall not be less than 98 points.

5. According to the document Jian [1995] 120, the national excellent property management projects are re-examined every three years. All localities should conscientiously do a good job in the evaluation of the national urban property management demonstration and excellent project title since 1995. After the review by the provincial and municipal departments, the property management projects that the management level has indeed declined, the opinions of the masses are large, they can not meet the standards of 1995, and they can not play an advanced demonstration role should urge rectification, put forward opinions on revoking the original title, and report them to the Ministry for approval. This year's re-inspection opinions should be submitted to our department together with the declaration work.

Six, in view of the revision of the original standard this year, the reporting time of local declaration and reinspection opinions was postponed to August 30th.

Seven, after the promulgation of the new standard, 1995 "national standard for excellent management of residential quarters" and 1997 "national standard and scoring rules for excellent buildings in urban property management" stopped execution.

Eight, other related "national property management demonstration project" evaluation and acceptance work is still in accordance with the requirements of Jian [1995] 120 document.
