(1) Basis for handling affairs

(2) Description of transaction processing

Where a legally effective judgment, ruling, mediation or ruling of the people's court or arbitration institution has applied for transfer registration, the applicant is the real estate obligee pointed by such legal documents as the judgment, ruling, mediation or ruling.

When a legally effective judgment, ruling, conciliation statement or award of a people's court or arbitration institution applies for transfer registration, it shall provide the following requirements:

If the real estate on the allocated land is transferred, it shall submit the certificate of consent to the transfer or the certificate of land use right transfer contract, the certificate of payment of land transfer fee and other certificates of paid land use in accordance with the regulations.

If a single parcel of real estate is transferred, the data of cadastral surveying and mapping results shall also be submitted (the original is retained, including the electronic version).

Part of the housing transfer registration caused by changes in the area, but also should be submitted to the housing surveying and mapping results report or cadastral surveying and mapping results (the original retained).

(5) Tax and fee standards

1. Registration fee: housing registration fee, per 80 yuan; For non-housing, each house shall be paid to 550 yuan.

2. Transfer fee: 50% for each square meter of 6 yuan; Non-house transfer fee shall be paid per square meter 18 yuan, and both parties shall bear 50%.

3. Deed tax: the transferee shall pay the deed tax at 3% of the transaction price (or market price); Individuals who purchase houses that meet the ordinary housing standards stipulated in document No.45 [2008] of Tianjin Local Taxation Bureau shall pay deed tax at 0.5% of the transaction price of 65438+; If an individual purchases an ordinary house below 90 square meters (including 90 square meters) for the first time, the deed tax shall be paid at 1% of the transaction price temporarily.

4. Stamp duty: 0.5‰ of the contract amount (or market price) shall be taxed and stamped with all stamps. 5 yuan for each real estate ownership certificate.

5. Fees: If the certificate of real estate ownership is issued, the certificate fee will be exempted; If multiple real estate owners are issued with real estate ownership certificates, the cost for each additional certificate is 10 yuan.

6. Land transfer fee: The land transfer fee shall be paid in accordance with the Notice on Printing and Distributing the Administrative Measures for the Transfer of Housing on State-owned Allocated Land in Tianjin (J.T.L.D.Z. [2007] No.261).

7. Land registration fee (cartographic fee): The obligee shall pay it according to the standards stipulated in documents Jing Zheng Fa [2005] No.438, Jing Tong Fa Gai [2006] 1272 and Jing Fa [199 1]53.
