Generally speaking, the minimum warranty period for construction projects is:

As can be seen from the above provisions, the minimum warranty period in the Warranty Measures has stricter requirements than before, which reflects the state's emphasis on consumer rights and engineering quality, and also puts forward higher requirements for the construction unit.
When consumers buy commercial housing, they often receive the Housing Use and Warranty Instruction and Warranty Service Card provided by the construction unit, but it may only indicate the "minimum warranty period". The real warranty period should be based on the warranty contract signed between the developer and the construction unit. If necessary, users can consult the developers.
The "Measures for the Administration of Commercial Housing Sales" implemented by the Ministry of Construction on June 1 2006 clearly requires that the warranty period promised by the developer to the buyer shall be calculated from the date of delivery. That is to say, even when the developer sells the house, the house has been completed for many years, and the warranty period promised by the builder has expired, the developer should calculate the warranty period according to the warranty period agreed in the house sales contract between the developer and the purchaser, starting from the date when the house is delivered to the purchaser.
