Legal analysis: Real estate delivery is an important link in the process of buying a house. If the property is not handed over clearly, it may bring a lot of unnecessary trouble to the later life. Property delivery refers to the settlement of water, electricity, gas, cable TV, heating and other expenses related to the property between the original owner and the new owner after the handover of the house, and the delivery of fixed assets. The main delivery contents include account cancellation, electricity meter verification and electricity fee settlement, gas meter verification and gas fee settlement, heating agreement change and heating fee settlement, property agreement change and property fee settlement, cable TV transfer and cable TV fee settlement, water meter verification and tax fee settlement, and telephone fee settlement.

Legal basis: Article 6 of the Regulations on Property Management, owners shall enjoy the following rights in property management activities:

(a) in accordance with the provisions of the realty service contract, accept the services provided by the realty service enterprise;

(two) proposed to convene a meeting of the owners' congress, and put forward suggestions on matters related to property management;

(three) put forward suggestions on formulating and amending the management statute and the rules of procedure of the owners' congress;

(four) to participate in the owners' meeting and exercise the right to vote;

(five) to elect members of the owners' committee and enjoy the right to be elected;

(six) to supervise the work of the owners' committee;
