Article 9 During the use of the leased house, if the leased house and its internal facilities are damaged or damaged, Party A shall be informed in time and take effective measures: Party A shall carry out maintenance within three days after receiving the notice from Party B; If Party B cannot notify Party A or Party A refuses to maintain, Party B can be certified by the property management department for maintenance, and the expenses shall be borne by Party A (deducted from the rent).

Article 10 If the leased premises and its internal facilities are damaged or broken down due to improper or unreasonable use by Party B, Party B shall be responsible for timely maintenance or compensation. If Party B refuses to repair or compensate, after verification, Party A can repair on behalf of the property management department, and the maintenance expenses shall be borne by Party B. ..

Article 11 During the validity of this contract, if Party A really needs to rebuild, expand or maintain the leased house, it must be approved by Party B and approved by the relevant government departments, and both parties shall sign a written agreement on this.

During the validity of this contract, Party B may decorate the leased house with the consent of Party A and the approval of relevant government departments. Party A and Party B shall sign another written agreement in this regard.

Article 12 During the validity period of this contract, this contract will be automatically dissolved under any of the following circumstances:

(1) Force Majeure or unexpected events occur, which makes this contract impossible to perform;

(3) Party B shall notify Party A to terminate the contract three months in advance.

Article 14 Under any of the following circumstances, Party B has the right to terminate this contract, and Party A shall compensate Party B for the losses suffered as a result:

(1) Party A delays the delivery of the leased property for more than ten days;

(2) Party A violates the provisions of Article 6 of this Contract, so that Party B cannot continue to use the leased property according to its purpose;

(3) Party A violates the provisions of Article 9 of this contract, and fails to undertake the maintenance responsibility or pay the maintenance fee, so that Party B cannot continue to lease;
