1. Is the owner responsible for losing the car in the community?

1, the owner's car was lost in the community. Whether the property is responsible depends on the situation:

(1) If the bicycle is lost in the community, if the owner gives the bicycle to the property manager for safekeeping, and there is a custody agreement, and the custody fee has been paid, then if it is lost, the property has the responsibility to compensate and must compensate;

(2) If the bicycle is not kept by the property, but parked in the community, then the property should not be compensated, at least not in full. The owner can prove that the loss of the bicycle is related to the dereliction of duty of property, and should bear corresponding responsibilities according to the correlation between dereliction of duty and the loss of the bicycle. Otherwise, the property should not bear the responsibility.

Property management enterprises shall provide corresponding services in accordance with the provisions of the property service contract. If the property management enterprise fails to perform the property service contract, causing personal and property safety damage to the owner, it shall bear corresponding legal responsibilities according to law.

Article 46

Property management enterprises shall stop acts that violate laws and regulations such as public security, environmental protection, property decoration and use in the property management area, and report to the relevant administrative departments in a timely manner. The above provisions are the basis for judging the responsibility of the property company. If the safety service agreement between the owner and the property management company includes vehicle custody, the property management company shall be responsible for compensation for the loss of the vehicle entrusted by the owner. The two sides have no service agreement to keep the property, and if the property company fails to fulfill its legal obligations to stop it, the property company should also bear the corresponding liability for compensation.

1. Properly repair, maintain, clean, afforest and manage some owners in the property service area, maintain the basic order in the property service area, and take reasonable measures to protect the personal and property safety of the owners;
