Is it legal to buy and sell mechanical parking spaces in the community?

Whether it is legal to sell mechanical parking spaces in the community depends on the following two situations:

1. Sell the planned garage. If the garage sold by the real estate company belongs to the garage planned for parking cars in the building division, and both parties clearly agree that the garage can be sold in the house sales contract, then it is legal for the real estate company to sell the garage;

2. Sell parking spaces and garages that are not planned for parking cars. Such parking spaces and garages should be used by the owners themselves, and real estate companies have no right to sell them to the outside world.

What does the daily management of residential property include?

1, property maintenance and update cost accounting management, property file sorting and keeping;

2. Cooperate with the development of Party A's residential projects;

3. Responsible for collecting property service fees from owners and property users;

4. Be responsible for contacting with relevant government departments to get timely and effective support for Party A and community management.

Legal basis: Article 275 of the Civil Code of People's Republic of China (PRC).

In the building division, the ownership of planned parking spaces and garages shall be agreed by the parties through sale, gift or lease. Parking spaces that occupy roads or other venues owned by the owner for parking cars shall be owned by the owner.

In the building division, the parking spaces and garages planned for parking cars should first meet the needs of the owners.
