Due to the inaction of grassroots cadres in Futian, Shenzhen, the residential areas at Futian Port have become the hardest hit areas of property conflicts, and the normal demands of owners of residential areas such as Jindi Tianjin and Tianze to set up industry committees have not been dealt with in time.
Dear leaders of Shenzhen Property Supervision Office and Futian District Property Supervision Office,
? (1) Jindingjin Community in Futian Fishing Village has been staying for nearly ten years, but the community industry committee has not been established. Is it because the owners don't want to be established? Or is Jindi Property obstructing the establishment? Or is there something hidden in the agricultural and fishery community workstation, and the two certificates are dragging their feet and not actively safeguarding the rights and interests of owners in accordance with national policies?
(2) At the beginning of 2065438+08, in view of the deteriorating living environment in the community, even the safety of life could not be guaranteed (no exaggeration, please see the following records for details), the owners spontaneously organized themselves and prepared to set up an industry committee. Just as the owners were preparing to submit an application to the property supervision department of Futian District, the community workstation in fishing and rural areas, which had been inactive for 10, suddenly became active, with the owners taking the lead. Therefore, the owners had to wait passively;
(3) The Agriculture and Fisheries Workstation was delayed until the statutory time limit, and finally the notice of setting up the owners' preparatory committee was issued for everyone to sign up. The spontaneous owners organized themselves again and submitted eight candidates. On the last day of the legal deadline (August 3 1, 2065438), the owner's representative submitted the materials, but did not see the so-called candidates submitted by other owners' representatives. However, when I asked about the progress these days, four more candidates came out. I don't know how they were created. Isn't it overdue? Nobody knows.
(4) It entered a long wait. Until today (20 18 10 14), every time I ask about the progress, I always say that the workstation is busy and there are too many communities under management. We only know that in every community below the agriculture and fisheries workstation, the owners are fighting for the establishment of industry committees, no less than the struggle with landlords in the old days. Some owners (Tianze Garden) were designed by some unknown forces, and the management office gave gifts to the owners who took the lead. They were videotaped and put in prison. The owners of Hua Ting, a port city, won the struggle through a difficult game, set up an industry committee, and selected the property that safeguarded the interests of the owners.
(5) Owners are vulnerable groups. They are usually busy and have no time at present. Second, the information is not smooth. If the full-time government departments do not come forward for the people and fight for the fair rights of the owners, it is easy for the dark forces to take advantage of the loopholes and occupy the legitimate interests of the owners for a long time. Owners do not have the conditions to investigate the problems behind them, and they cannot guess the corruption and inaction of grassroots cadres, collusion between officials and businessmen, property corruption and dereliction of duty, and all kinds of inexplicable darkness. They can only hope that the full-time government departments can exercise their management functions, organize owners to set up industry committees, and let the community enter a positive and normal cycle, so that people can live and work in peace and contentment, without complaining everywhere every day, without blowing their beards and glaring at the hooligans in the community every day, or even fighting for their lives. ?
In order to let the leaders feel the harsh living environment of our community, we will give some examples of problems and hidden dangers existing in the community:
Summary of problems reported by the owners of Golden World and Tianjin in the early stage:
1, elevator safety, repair and maintenance issues
(1) The elevator has frequent breakdowns, constant thrills and serious damage. It's not just a question of letting people in their seventies and eighties often climb stairs. It's too late to pay attention when someone really dies!
(2) The elevator parking setting is unreasonable, but there is only one elevator on the first floor, and the elevator has to go down to the basement. The three elevators are not linked, and the efficiency is low. In the morning, the elevators jump up and down.
(3) The elevator is seriously damaged, such as damaged floor tiles, damaged air conditioners and poor hygiene.
2. The residential area stinks, and garbage and debris block corridors and rescue passages. Once a fire breaks out, the consequences are unimaginable and the hidden dangers are huge.
(1) There is a serious shortage of health investment in the community, with dirty mess everywhere, germs breeding and hidden dangers everywhere.
(2) The sanitation on the first floor is particularly poor, because there are shops and there is too much garbage. You can see garbage when you go in and out in the morning and evening.
(3) Sanitation and disinfection of platforms and green belts on the third and fourth floors (the most important thing is the defecation of dogs).
(4) Sanitation and disinfection in the lobby (glass doors and door bells are damaged). Sanitation and disinfection of each floor of each building (the windows and wooden frames next to each door are not cleaned, and the garbage room on each floor should be cleaned and disinfected in time).
(5) The lights on each floor of each building were damaged by the sink, and were not maintained in time, which led to the decrease in brightness of some floors.
(6) For the fire exits on each floor of each building, it is necessary to clean up the problem of debris stacking. The problem of keeping the escape route clear.
(7) The most important disinfection should be comprehensive (mosquitoes, cockroaches, rats, etc.). ).
(8) Safety and health of swimming pool in summer (it is recommended to wash the swimming pool with heated water).
(9) Health and safety issues inside and outside the parking lot (especially the stacking of sundries and the addition and disinfection of trash cans)
(10) Hygienic problems of external walls, garbage cleaning outside air conditioners, and how often external walls are cleaned.
(1 1) The vehicles in the residential area were parked and put in disorder, and some residents were cooking in the lobby, blocking the fire escape.
3. Community safety and environmental management issues.
(1) Community management is very chaotic, with weak business management and weak tenant management. When a dog barks or fights, the noise is more like a chicken crowing in the middle of the night. All kinds of small business hawkers are flooding the community, and there is no security at all.
(2) The commercial investment strategy of the community is poor, and many self-employed and express delivery companies have been introduced, resulting in poor quality of the basic disk of the community. It is suggested to clean up commercial investment and introduce high-quality and brand companies;
(3) The square dance venue is unreasonable, just under the window between Building 1 and Building 5, and there is noise of square dance from 8: 00 to 9: 30 at night, which is very harmful for children when doing their homework;
(4) Idle social personnel are often stranded at the entrance and square of1floor, and the phenomenon of playing cards and gambling is serious;
(5) Individual merchants cook, pile up items and pull wires in the corridor and at the door of the unit, which is a big health problem;
4. The parking space management is opaque, and the property manager colludes with the fishing and rural supervisors to sell parking spaces, and the owners can't get the monthly card for several years.

5. The quality of residential buildings is poor, water pipes often burst, tiles will fall off, and maintenance is not needed.
(1) The building quality of the residential area is poor, and the property is required to be returned to the head office for improvement measures.
(2) Because the construction quality of the community was not up to standard at the beginning, the water pipes in the community often burst, and the residents burst. The repair of the property arrangement did not solve the fundamental problem, wasting people and money. It is necessary to guide everyone to completely replace it at one time, not to mislead them any more, and to take remedial measures;
(3) The public facilities in the residential area are dilapidated and seriously damaged, such as escalators in the middle and elevators in various units, which are not well maintained;
(4) The frequency of sanitary maintenance of the external walls and windows of the residential area is low, and they need to be cleaned regularly; ?
6, property management is extremely chaotic, do not pay attention to the opinions of the owners, and the quality of personnel is uneven.
(1) Property management law stipulates that property service enterprises should publicize the property management and operation to the owners every six months, but Jindi Property 10 has never publicized it for many years! Elevator advertising revenue, parking lot revenue, maintenance fund, management fee, etc. It has never been published in detail.
(2) An effective closed-loop mechanism of service quality investigation has not been established, the opinions of the owners have not been effectively tracked and implemented, management means are lacking, and management ability needs to be improved. ?
