Municipal government:

According to the "Regulations on the Management of Urban Housing Demolition" in the State Council and the relevant regulations of the province on the management of urban housing demolition, on the basis of the Opinions on Adjusting the Compensation Standard and Resettlement Policy for Urban Residential Housing Demolition in Panjin City (Panfa [2007]16), combined with the economic development level of our city and the actual work of housing demolition, we hereby put forward the following supplementary opinions:

First, there are monetary compensation standards for residential house demolition.

1. If monetary compensation is selected, it shall be settled according to the appraised price of the real estate market of the house to be demolished. According to the residential housing demolition compensation benchmark price adjustment for:

Brick-concrete structure (house) 1.800 yuan /m2, brick-wood structure (fake building) 1.750 yuan /m2, brick-wood structure (bungalow) 1.700 yuan /m2, simple structure (bungalow) 1.500 yuan /m2.

Brick-concrete structure (house) 1750 yuan/m2, masonry-wood structure (fake building) 1700 yuan/m2, masonry-wood structure (bungalow) 1650 yuan/m2, masonry-civil structure (bungalow) 1450 yuan/m2, and simple structure (simple structure).

Brick-concrete structure (house) 1700 yuan /m2, masonry-wood structure (fake building) 1650 yuan /m2, masonry-wood structure (bungalow) 1600 yuan /m2, masonry-civil structure (bungalow) 1400 yuan /m2, and simple structure (simple structure).

2. Demolition of residential houses in urban villages, monetary compensation:

1The houses built before July 30, 1993 shall be subject to the area of the property right certificate, and all of them shall be compensated according to the appraised price of the real estate market of the demolished houses.

For houses built from June 10, 2003 to May 25, 2004, the area of the property right certificate shall prevail. In accordance with the principle of one household and one house, if the construction area is less than 96 square meters (including 96 square meters) under the planning approval area control standard, compensation shall be made according to the real estate market evaluation price of the demolished houses. If the area exceeds 96 square meters, the construction area is more than 198 square meters.

For houses built after May 25th, 2004, the area of the property right certificate shall prevail, and if the construction area is lower than the area control standard108m2 (including108m2) approved according to the principle of one household and one house, compensation shall be made according to the appraised price of the demolished house in the real estate market; If the construction area exceeds 108 square meter, no compensation will be given.

Second, the demolition of residential houses in villages in the city, the implementation of property rights exchange, according to the municipal government's "Opinions on Adjusting the Compensation Standards and Resettlement Policies for Urban Residential Houses Demolition in Panjin City" (Panfa [2007]16), in accordance with the residential housing demolition and resettlement policies, combined with the second paragraph of Article 1 of this opinion,

Three, the demolition of low-income households, the only house with an area of less than 50 square meters per household, according to 50 square meters of resettlement. Exempt from payment in the reduction area; The increased area shall be settled at 40% of the house demolition price limit.

Four, the only housing, each household area of less than 50 square meters, according to 50 square meters of resettlement. For the reduced area, the difference shall be settled according to the market evaluation price of the demolished house and the price limit of the demolished building; The increased area shall be settled at 60% of the house demolition price limit.

Five, to engage in production and operation by using street-side licensed bungalows, and obtain a business license, and pay taxes for one year in accordance with the law, the business suspension fee shall be given a one-time compensation according to 20% of the market evaluation price of the demolished houses in its business area.

Six, for the demolition of residential houses (main houses) within the scope of historical reasons, residents have registered permanent residence in the demolition area, there is no housing ownership dispute, and it is the only house. The district government organizes streets (townships) and communities (villages) to identify that if there is no objection after posting in the demolition area, compensation or resettlement will be given with reference to 70% of the housing market assessment price.

Seven, urban infrastructure construction projects, public construction and public welfare construction projects do not have the resettlement conditions, the implementation of monetary compensation.

Ten, this opinion from the date of promulgation. If the original Opinions of Panjin Municipality on Adjusting the Compensation Standard and Resettlement Policy for Urban Residential Housing Demolition (Panfa [2007]16) is inconsistent with this opinion, this opinion shall prevail; The Urban Housing Demolition Compensation and Subsidy Standard (Panfangfa [2003] 13) and the Compensation Standard for Demolished Persons, Production Facilities, Trees and Young Crops (Panfangfa [2003] 14) shall be abolished at the same time.
