The external wall of the house is leaking, and the warranty period has expired. Is there an obligation to maintain the property?

The owner is responsible for this. If there are quality problems in the warranty scope and warranty period of commercial housing, the developer shall fulfill the warranty obligations. If it is not within the warranty scope of commercial housing or exceeds the warranty period, the developer has no warranty obligation. Developers can find someone to help repair it, but the cost must be borne by the owners themselves, without subsidies or any economic compensation.
