The property fee includes the pool electricity fee. In general, the property fee includes the shared electricity fee. Whether the property fee includes the joint electricity fee generally depends on the contract between the property company and the owner. If the property service contract stipulates that the property fee must include the joint electricity fee, then the property fee must include the joint electricity fee.

If the property service contract does not clearly stipulate that the property fee must include the shared electricity fee, then the shared electricity fee is generally not included in the property fee. Under normal circumstances, most property management companies will take into account the relevant service fees generated by the public area when collecting property management fees, but it needs to be judged according to the property management service contract.

Legal basis for sharing electricity charges:

Article 41 of the Regulations on Property Management shall follow the principles of reasonable, open and adaptive fees and service levels, and distinguish the nature and characteristics of different properties. Owners and property service enterprises shall, in accordance with the measures for charging property services formulated by the competent price department of the State Council in conjunction with the competent construction administrative department of the State Council, stipulate in the property service contract.
