In addition, Article 36 mentions that "the realty service enterprise shall provide corresponding services in accordance with the stipulations of the realty service contract." Regarding the maintenance cost, Article 54 of the Property Management Regulations stipulates that "the special maintenance funds shall be owned by the owners, and shall be used exclusively for the maintenance, renewal and transformation of the shared parts and facilities of the property after the expiration of the property warranty period, and shall not be used for other purposes."
