First of all, Article 56 stipulates: "When there are potential safety hazards in the property, which endanger the public interests and the legitimate rights and interests of others, the responsible person shall timely repair and maintain it, and the relevant owners shall cooperate. If the responsible person fails to perform the maintenance obligation, it may be repaired by the property service enterprise with the consent of the owners' meeting, and the expenses shall be borne by the responsible person. " It is not necessary to mention that it is "possible" to be maintained by property service enterprises.

In addition, Article 36 mentions that "the realty service enterprise shall provide corresponding services in accordance with the stipulations of the realty service contract." In other words, the property must be maintained only if there is a maintenance agreement between the industry Committee and the property in advance.

Regarding the maintenance cost, Article 54 of the Property Management Regulations stipulates that "the special maintenance funds shall be owned by the owners, and shall be used exclusively for the maintenance, renewal and transformation of the shared parts and facilities of the property after the expiration of the property warranty period, and shall not be used for other purposes."

It can be seen that the glass window at home is broken, and whether the property management is repaired or not depends on the specific situation: the contract stipulates that it should be repaired and the property should be repaired; There is no agreement, belonging to the public * * * parts, property repair; If there is no agreement and it does not belong to the public part, it can only be repaired by itself.
