Chengdu Mao Ye Center is located next to Chengdu High-tech Zone Management Committee, invested and constructed by Chengdu Chongde Investment Management Co., Ltd. and designed by China Southwest Architectural Design and Research Institute. The total construction area of this project is 348,666 square meters, including towers A and B, with 35 floors above ground, tower C with 3 1 floor above ground, 0/19.8m high, commercial podium with 5 floors, U-shaped, 3 floors underground, frame-tube structure and raft foundation. The construction period is 639 days. Quality goal: strive for Chengdu structural quality project, Sichuan "Furong Cup" and "Tianfu Cup". Upon completion, it will become a high-grade building integrating office, business and catering functions, and another landmark building in Chengdu.
Shang Cheng Group signed the Co-construction Agreement with Chengdu Chongde Investment Co., Ltd. (controlled by the same actual controller as our company) on August 3, 2009. It is planned to develop the plot number GX 15(2 13) owned by Chengdu Chongde, and build a commercial body with a planned area of about 338,600 square meters, namely Chengdu Mao Ye Center Project. The project construction plan is tentatively defined as commercial buildings, office buildings, apartments and supporting garages, with a construction land area of 22,700 square meters and a total construction area of 338,700 square meters. The total investment of the company and Chengdu Chongde is estimated to be 428 million yuan (the company's own funds and project loans) and 654.38+0.27 billion yuan respectively.
Shang Cheng Group owns a commercial property with a podium building area of about 68,300 square meters from the first basement to the fourth basement, an underground parking lot with an area of about 23,200 square meters on the second basement and corresponding land rights. Referring to the land use right of the target plot, the total evaluation price is 276 million yuan, and the land use right value of the property developed and owned by the company is 96.9047 million yuan. Through negotiation, it is determined that the company will bear the corresponding land use right fee of 79,630 yuan and development fee. Chengdu Chongde owns the rest of the real estate and the corresponding land rights and interests, and bears the corresponding land use right cost of 65.438+0.48 billion yuan and development cost. Other construction and development expenses are determined and paid according to the agreements signed with various construction units and suppliers of materials and equipment. It is estimated that the construction time of the project will start from the end of August 2009 and end at the end of 20 1 10, which is ***26 months.
