What do you mean by plate-type small high-rise building?
At present, we often say "slab small high-rise" refers to a small high-rise residence composed of multiple residential units, each of which is equipped with stairs and elevators. At present, most of them are on floors 9 to 12.
The following six layers are called "multi-layers"; The higher one is called "high-rise", which is somewhat different from the standard specification.
I. Features (1) Small slab high-rise buildings are not as simple as heightening multi-storey buildings.
Multi-storey board buildings generally have three households and one staircase, basically ensuring that each household faces south, with good lighting and ventilation, high utilization rate and low floor area ratio. But at present, most of them are built in the suburbs and there are no elevators. Of course there are exceptions. For example, Wanquan's new home in Haidian is a multi-storey house with elevators, and the price is over 10,000, which is beyond the affordability of ordinary people.
Plate-type small high-rise buildings have fully improved the length of "plates" and made up for the shortcomings of "multi-layers".
At present, the plate-type small high-rise buildings on the market are generally 8 to 14 floors, and the highest is 18 floors. There are more than two households in one staircase, which has strong privacy and obvious huxing. Equipped with elevators to facilitate travel, it draws on the design experience of many high-rise towers, including underground garages and group green spaces.
The most important thing is that the cost of slab small high-rise buildings is lower than that of high-rise buildings. According to the relevant building design code, the maximum number of users of an elevator is 90, and two stairs are needed for floors above 14. Therefore, a general tower needs two stairs and at least two elevators. In addition, the cost of installation is rising with the height of the building.
At present, many small high-rise buildings in urban areas are priced at more than 5,000 yuan, which is equivalent to or even slightly lower than the tower. No wonder people flock to it.
(2) The floor height can be higher. Although board height has various natural advantages, there are also places to pay attention to.
The most common thing is that developers want "extra area", which leads to too long depth, too wide area, no flexibility, long and narrow room, easy to be affected by lighting and ventilation in the middle, leading to dark room.
However, it is not appropriate to generalize how deep it is.
For example, the board building of the International Exhibition House is 24 meters deep, which is twice as deep as the general board building. Its designer, Wang Guangxin, an architect of Beijing Huate Architectural Design Company, said that most of the houses in international exhibitions are large-sized houses with more than 200 square meters, so that all rooms can be well distributed.
In addition, slab buildings are more prone to shading problems than towers, especially in residential areas with multi-row slab buildings. Adequate spacing and reasonable layout are very important, and the practice of "heightening" Lianri Jiayuan from south to north in turn is quite ingenious.
Second, the development status quo
In Shanghai, Wuhan has become a "mainstream property", and now it is becoming a climate in the capital property market.
Whether it is high-end export real estate such as the National Exhibition Home and Qiao Lijing Apartment, or ordinary projects such as Daxiong City Garden, Atlantic New Town and Jiaming Garden, the "small board" structure has been adopted one after another.
Buyers show more obvious preferences.
By this summer, there have been many "small high-rise buildings" in the real estate.
At present, the small high board of Atlantic New Town has been sold out, and the price increase of Lianri Jiayuan is still brisk within one month, while the "rigid" price without preferential treatment has been set by Guozhan Jiayuan to slow down the sales momentum.
High-rise buildings used to be an important element of high-grade property. A few years ago, high-grade export apartments in Beijing were all high-rise buildings without exception.
Compared with ordinary five-or six-story buildings, with underground garages, garden sketches and patchwork high-rise towers, it really improves people's quality of life.
However, with the continuous improvement of people's requirements for living comfort, the shortcomings of poor ventilation and lighting, poor privacy and high floor area ratio have become increasingly prominent.
Small high-rise slab buildings with China characteristics came into being.
For the sake of earthquake resistance and sun protection, the height of slab buildings in Beijing is relatively high, with only 20 floors at present, while Shanghai has built 35 floors, which has completely become a high-rise slab building.
In this regard, Liu Jiafeng, a senior architect of Atkins International Co., Ltd., who is responsible for the overall planning of Elegant Garden Phase II and Jiaming Garden, believes that with the progress of technology, there is no seismic problem in building high-rise slab buildings. If the environment is suitable, there is no housing problem. In a sense, limiting the height of board houses is actually a waste of land resources.
Third, the difference between "tower" and "tower" mainly refers to the high-rise residential building with multiple sets of houses arranged with stairs and elevators as the core.
In layman's terms, it is a tower centered on elevators and stairs. When you get to the floor, you can walk in all directions and enter the room directly. The banlou is composed of many units, and each unit uses its own independent stairs and elevators.
But from the appearance, it is not necessarily a "I" shape, but also a corner, fence and other shapes.
As a new type of residence, slab small high-rise building has not been clearly defined at present.
Generally speaking, residential buildings with 8 to 14 floors, slab structure and elevators are called slab small high-rise buildings.
1, mostly facing north and south, with sufficient lighting and ventilation; 2. The plot ratio is small and the field of vision is wide; 3, centralized entrance to ensure safety; 4, mostly one ladder and two households, with good privacy; 5. Compared with the tower, the pool area is small and the utilization rate is high; 6. Flexible spatial structure and diverse apartment types; 7. If the closed layout makes people feel like quadrangles.
