Article 1 Information Confirmation

1. Party A has made necessary examination and confirmation on Party B's identity information and house purchasing qualification, and accepted Party B as the buyer of the house.

2. Party B made a field inspection of the house, and understood and recognized the present situation and ownership of the house itself. Party B has reviewed the above-mentioned materials provided by Party A, such as house property right certificate, land use right certificate, identity information of the property owner and power of attorney of the property owner. ..

Article 2 Confirmation of intermediary services

The contents of this contract are voluntary and true statements of Party A, Party B and Party C. Party A confirms that Party C has sold and released the house sales information according to its entrustment; Party B confirms that Party C has provided it with housing as required and showed it around the house; Party A and Party B confirm that Party C has provided information and opportunities for signing the sales contract, and Party C has assisted Party A and Party B to sign the sales contract for the house at this address.

Article 3 Intermediary service fee

1. Party A shall pay Party C the intermediary service fee of RMB (in words) only. ..

Party B shall pay Party C an intermediary service fee of RMB (in words) five thousand yuan only (5,000 yuan).

2. Party A and Party B confirm that at the time of signing this contract, there is no undisclosed situation in the house sold by Party A that may have a substantial impact on the transaction. After the signing of the sales contract, both parties agree that the intermediary service of Party C agreed in Article 2 of this contract has been completed. Party A and Party B shall pay the intermediary service fee agreed in this contract to Party C on the day of signing the sales contract.

Article 4 Rights and obligations

1. Party C has the right to accept the entrustment of Party A to sell the house; Party C has the right to accept the entrustment of Party B to purchase the house and show it around; Party C shall provide Party A and Party B with information and opportunities to sign sales contracts; Party C shall assist Party A and Party B to sign the sales contract.

2. In the process of providing intermediary services, Party C shall truthfully state to the client what it knows about the transaction house, and shall not intentionally conceal or mislead it. However, based on the civil subject of Party C, Party C can only make a formal review of the qualifications of the transaction house and the transaction object, and only make judgments and predictions based on professional experience, which is not the binding obligation of Party C. The actual situation of the transaction house shall be subject to the written documents issued by the house registration authority, and both parties shall make relevant inspections according to the requirements of Party C; The qualification and credit ability of the counterparty depends on the judgment of both parties, and Party C is not responsible for the credit and qualification of either party.

3. Party A and Party B have the obligation to provide Party C and the transaction agency with truthful information about house transactions, and Party C has the obligation to review the information provided by both parties, but the review obligation of Party C is limited to formal review, and the information provider shall be responsible for the authenticity and validity of the information.

4. Party A and Party B * * * authorize Party C to go through the formalities of house property verification, house purchase qualification verification, cancellation of online signing, funds, deposit of funds, house property delivery, etc. ; When Party A and Party B propose to suspend or terminate the authorization in the process of performance, they shall send a written notice to Party C. If Party C fails to perform the authorization, Party C shall not bear any responsibility.

5. Party A and Party B agree that the price of the online signing contract shall be subject to the transaction price of the sales contract. If both parties agree otherwise, they shall sign a written supplementary agreement and bear the relevant legal responsibilities themselves.

Article 5 Liability for breach of contract

1. Party A and Party B use the information, conditions and opportunities provided by Party C to sign the sales contract privately or through other intermediaries. In addition to paying all the intermediary service fees agreed in this contract, Party A and Party B shall also bear 20% of the intermediary service fees to Party C as liquidated damages.

2. If Party A and Party B or one of them delays to pay the intermediary service fee agreed in this contract to Party C, the delaying party shall pay 2% of the liquidated damages for delay to Party C for each day overdue; If it exceeds 5 working days, Party C has the right to suspend the follow-up assistance agreed in the house sales contract, and will not bear any responsibilities arising therefrom. The responsibilities and expenses incurred in the above transaction shall be borne by the party that delays the payment to Party C. ..

3. If either Party A or Party B violates Article 4 of this Contract or the stipulations of the Purchase and Sales Contract, and Party C cannot continue to assist it in handling the follow-up matters of the purchase and sales transaction, Party C shall not be liable, and Party C shall have the right to collect the intermediary service fee agreed in this Contract and the expenses incurred in the transaction. If it has been delivered, Party C does not need to return it. If the party paying the intermediary service fee is the observant party, the payer may recover the fee from the defaulting party. If it is not delivered, Party C has the right to urge the obligor to pay the intermediary service fee through including but not limited to legal channels.

Article 6 Dispute settlement

Any dispute related to this contract shall be settled by three parties through consultation; If negotiation fails, either party may bring a lawsuit to the people's court where the house is located.

Article 7 Others

1. This agreement is made in triplicate, with each party holding one copy. This agreement shall come into force as of the date of signature (seal) by all parties. If Party C fails to seal it, it will not take effect on Party C, but it will not affect the effectiveness of the rights and obligations of both parties in this contract.

2. Unless otherwise agreed in this contract or agreed by the three parties through consultation, neither party may unilaterally dissolve or change this agreement without authorization.

3. The three parties agree that any oral commitment, any written commitment without my signature or official seal, and the change of contract terms are not legally binding.
