Property fees can be discounted as follows:

For the property that is not occupied or used by the owner after the check-in formalities, the owner shall inform the property service enterprise in writing that the property service fee is paid by the owner according to 70% of the prescribed standard, and if it is leased or given to others for use in other ways, the property service fee will be paid by the owner or user, but the owner will bear the ultimate responsibility. Once the house is renovated, it will be regarded as occupancy;

3. There is no service charge for houses that are not included in the real estate area. The public service fee for property management is calculated according to the construction area registered by the house ownership certificate. If it is not certified, it shall be calculated by the building area in the house sales contract or the building area actually measured by the real estate surveying and mapping department. Attached houses that are not included in the property area are not allowed to charge public service fees.

Eight cases of refusing to pay property fees:

1, because the house quality problem is not delivered, the property fee shall be paid by the developer;

2. Rent the house, and the lease contract indicates that the property fee shall be paid by the lessee;

3. If the property management company fails to perform the service responsibilities of the contract, all owners can refuse to pay, but there must be strong evidence;

6. The property company does not have the original approval document of the price management department;

7. The property management company expands the charging scope and raises the charging standard without authorization;

8. The property management company increases the charging items without the consent of the owner.

The specific charging standard is agreed by the owner and the property management enterprise in the property service contract according to the specified benchmark price and floating range.

The property service charges that are regulated by the market shall be agreed by the owners and the property management enterprises in the property service contract.

Property management enterprises shall clearly mark the price in accordance with the provisions of the competent pricing department of the government, and publicize the service contents, service standards, charging items and charging standards in a prominent position within the property management area.
