Shandong Demolition Compensation Standard Rules 2023

1. Demolition compensation: According to Article 2 123 of the Regulations of Qingdao Municipality on Expropriation and Compensation of Houses on State-owned Land:

(1) On-site house compensation: the internal area of the demolished house (not less than 25m2) and the public beach area10m2. The pool area ratio is calculated according to the average pool area ratio of residential housing construction projects (or other projects are calculated according to 23%).

(2) Monetary compensation: monetary compensation based on the compensation area calculated above × the market price of new commercial housing in the expropriation area.

2. Relocation allowance:

(1) If monetary compensation is selected, a temporary transitional subsidy of 10 month shall be paid to the expropriated person or public housing tenant at one time according to the building area of the expropriated house and the standard of 30 yuan per square meter per month.

(II) Where housing compensation is selected, the expropriated person or the lessee of public housing shall, according to the construction area of the expropriated house and the agreed transition period, calculate and pay the temporary transition allowance according to the standard of 30 yuan per square meter per month. If the agreed period is exceeded, the temporary transition allowance shall be calculated and paid according to the standard of 60 yuan per square meter per month.

(3) If the building area of the expropriated house is less than 40 square meters, it shall be calculated as 40 square meters. The house expropriation department shall pay the above fees together when the expropriated person or public housing tenant moves to vacate the house.
