Relationship between Property Company and Industry Committee

The property company and the Commercial Committee have a contractual relationship.

The functions and powers of the owners' committee are as follows:

1, convene and preside over the owners' meeting;

2. Hire and dismiss property management companies, and conclude, modify or terminate property management service contracts with property management companies;

3. In accordance with laws, regulations and rules, be responsible for the renewal of public maintenance funds and supervise their use and management;

4, consider the annual work plan put forward by the property management enterprise, the budget and final accounts of the property management service fee;

5. Listen to the opinions and suggestions of owners and property users, and supervise the management service activities of property management enterprises;

6. Implement the resolutions and decisions of the owners' meeting;

7. Fulfill the property management service contract;

8. Supervise the implementation of the owners' convention and the property management system;

9. Support the management service activities of property management enterprises;

10, other functions and powers entrusted by the owners' meeting.

Legal basis: Article 15 of the Regulations on Property Management.

The owners' committee shall implement the matters decided by the owners' congress and perform the following duties:

(a) to convene a meeting of the owners' congress and report on the implementation of property management;

(two) on behalf of the owners and the owners of the general assembly to hire property services companies to sign property services contracts;

(three) timely understand the opinions and suggestions of the owners and property users, and supervise and assist the property service enterprises to perform the property service contract;

(four) the implementation of the supervision and management system;

(five) other duties entrusted by the owners' congress.
