How many owners' signatures do I need to use the property overhaul fund?

The use of overhaul fund property requires the signature of two-thirds of the owners. The application for using the maintenance fund shall be discussed and approved by more than 2/3 of the owners, and applied to the local real estate bureau for expenses, and reported to the competent government construction department for the record. The special account management bank transfers the property maintenance fund to the maintenance unit.

The use process of the property repair fund:

1. The owners' committee, relevant owners and property service enterprises (community neighborhood committees employing property service personnel) apply to the management organization for use according to the maintenance, renewal and renovation projects;

2. Manage the inspection outside the organization, confirm the maintenance items and define the benefit scope;

3. Publicize the maintenance plan in the property area: including the items that need maintenance, renovation and transformation, the selection method of the maintenance unit, the cost budget and the scope of expenses, etc. , and the publicity period shall not be less than 5 working days;

4. Proprietary parts account for more than two-thirds of the total construction area and more than two-thirds of the total number of owners within the scope of benefit, and the maintenance plan is determined through discussion and application;

5. The owners' committee, relevant owners and property service enterprises (community neighborhood committees employing property service personnel) shall organize the implementation of the maintenance plan. If the maintenance cost is more than 50,000 yuan, it shall be audited by a qualified engineering cost consulting agency, and the audit cost shall be included in the maintenance, renewal and transformation cost;

6. The organizer and implementer of the maintenance plan after the completion and acceptance of the project shall publicize the final accounts, owner's opinion forms and funding details of the maintenance, renewal and transformation projects for not less than 5 working days;

7, management agencies according to the maintenance contract and the progress of the payment. After being audited and publicized, the management organization shall keep the quality deposit in accordance with the maintenance contract, transfer the balance of maintenance expenses to the maintenance unit, and deduct it from the corresponding owner's personal property special maintenance fund account.
