The reporter of "China Business News" (blog, Weibo) recently visited a number of buildings located in the restricted purchase area of Tangshan City, and found that the property consultants and real estate agents of each project all said that Tangshan has not implemented the housing restricted purchase policy at present. Regarding whether Tangshan lifted the purchase restriction, someone consulted on the network management platform in August last year. Recently, the reporter called the mayor of Tangshan and the hotline of Tangshan Housing and Construction Bureau as a buyer, and the answer was "I didn't hear that Tangshan cancelled the housing purchase restriction policy". " The project's property consultants and several real estate agents all said that the project opened quickly, and some small-sized high-rise products were sold out at the opening.

The reporter found that the average listing price of second-hand houses in the first phase of the project was about 24,000 yuan/square meter, and the listing price of houses exceeded 30,000 yuan/square meter, which was obviously upside down from the price of new houses in the second phase. "From the opening of the first phase of this project to the delivery of the house, almost every link is raising prices, which is also an important factor for the second phase of the project to sell well." There is a project "stealing area"

In addition to the constantly refreshing land price, many local real estate agents and property consultants have repeatedly mentioned the school district housing factors that affect Tangshan housing prices. "Tangshan people have a high recognition of the school district. The rise in housing prices in Tangshan is mainly due to the establishment of education groups by many famous local schools. Many high-quality school districts in Fenghuang New Town Area are branch schools. " A real estate agent said.

According to an agreement document presented to the reporter by the property consultant of the project, the project is located in the high-tech zone. Because there is no planned middle school around the project, lubei district Municipal Government agreed to carve school-age children in the project to Longquan Middle School in lubei district. According to many local people, this middle school is a high-quality middle school in Tangshan, and Phoenix Middle School in Phoenix New Town belongs to the same education group.

"This agreement does not stipulate the validity period, saying it is temporary, but if it expires, the developer will actually give money to solve it."
